Real Estate Development Associate

Some of what you'll be doing:
As a Real Estate Development Associate, you will provide essential work in the execution of real estate development plans, feasibility assessments and negotiated real estate transactions. You will also oversee coordination of feasibility assessments, provide guidance to partners and contractors, and support the department’s overall due diligence efforts for real estate development projects, while providing accurate reports and other communications to stakeholders about project objectives and progress.
+ You will work with real estate attorneys in the preparation of initial drafts of transactional documents such as easements, leases, and sales agreements. You will also coordinate with the Port’s Legal Department and outside counsel in the finalization of transactional documents.
+ You will provide oversight and technical guidance to maintain progress on evaluating the feasibility of real estate development project plans, including relevant permitting processes, legal requirements and Port policies and objectives.
+ You will maintain and update project timelines, milestones, and task lists, ensuring that projects remain on track. You will also participate in team meetings, contributing ideas and proposing solutions to challenges, while collaborating closely with department leadership to ensure strategic and project goals are met.
+ You will draft and finalize reports and presentations on the objectives of individual projects and larger strategies of the Real Estate Development Division for internal stakeholders and Port leadership. You will also provide project progress reports and summaries, ensuring that all project-related information is accurately recorded and easily accessible to a wide audience.
+ You will prepare and maintain project files and databases related to site studies, feasibility analyses, environmental reviews, and other development documentation, ensuring compliance with applicable policies and procedures.
+ You will assist with the creation and review of Request for Proposals and contractor proposals, as needed.
+ You will produce market studies, property valuations, and financial projections to support project feasibility studies and investment strategies. You will also independently compile and analyze relevant data, ensuring accuracy and providing senior staff with actionable insights to inform decision-making.
+ You will assist in preparing presentations, briefings, and communication materials for internal and external meetings, including with partners, local municipalities, and public agencies. You will also proactively support internal and external stakeholder relationships, ensuring timely and effective communication, and escalate complex issues to senior staff as needed.
+ You will ensure all project expenses are accurately recorded and managed within approved limits. You will also prepare budget updates, identify potential cost savings, and ensure proper financial reporting for all projects.
Who you are:
+ **Experienced** – You have four (4) years of experience in Real Estate Development, Urban Planning, corporate real estate acquisition, corporate real estate management, institutional real estate management or institutional real estate acquisition, or legal industry support of real estate acquisition and two (2) years of experience supporting real estate transactions or title administration within a law or financial organization.
+ **Desired** – We hope you have experience with legal/law coursework.

+ **Proficient** – You have expertise in real estate development, transactions, urban planning, and business operations. You understand legal agreements, laws, and regulations governing real estate, including zoning, SEPA, land use, and environmental, economic, transportation, and community development standards. You are familiar with development planning, finance, and the full transaction process (from title and escrow to taxation, expense proration, and title insurance) and understand the nuances of working with local governments, municipalities, and private entities.
+ **Efficient Communicator** – You have excellent communication skills, both written and verbal.
+ **Highly Organized** – You have strong organizational skills and attention to detail and can manage multiple tasks and deadlines simultaneously.
+ **Technically Skilled** – You possess proficient computer skills including the use of Microsoft Office Suite applications (Word, Excel, Outlook, Access and PowerPoint) and have knowledge of GIS systems and technologies.
What else you need to know:
+ **Work Schedule** – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role. You may be required to work any and all assigned shifts, including weekends and holidays. You may be required to work during emergencies.
+ **Work Environment** - This work will take place in a hybrid/in-office setting at Management’s discretion.
+ **Washington State Residency Requirement** – Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.
+ **Security Requirements** – As the successful candidate, you must obtain a Transportation Worker Identification Card (TWIC) within the first three months of employment.
