Executive Director Facilities Maintenance, Operations, and Emergency Response (4 Vacancies - Open to Current CUNY Employees Only)
POSITION DETAILS
Reporting to the Associate Vice Chancellor (AVC) of Facility Operations and Emergency Response, the Executive Director (ED) oversees all building maintenance operations within one of the four regional Maintenance Hubs. The ED leads a team of 160-200 skilled trades and administrative staff, ensuring the delivery of high-quality routine and preventive maintenance, building repairs, fleet management, central power plants, emergency response, and work order management.
The ED manages Central Power Plants, Emergency Response, stock room and a Call Center within the regional maintenance hub and ensures the effective use of Facilities Technologies. The ED collaborates with the AVC to develop short and long-range plans for routine and preventive Maintenance programs within their region. They ensure that facilities are maintained and secured to provide CUNY’s faculty, students, staff, and administrators with the environment and functionality required to perform at the highest levels of achievement. They will develop a culture characterized by customer service, transparency, and accountability, while building morale and sense of shared purpose with staff and identify and develop talent within the department in the respective region.
Key Responsibilities include but are not limited to:
+ Lead and manage all aspects of maintenance operations, including routine and preventive maintenance, repairs, emergency response, and work order management across the regional hub.
+ Work with the AVC and Vice Chancellor (VC) to identify, prioritize, and implement campus needs and improvements to support operational efficiency and growth within the region.
+ Collaborate with unions to resolve work-related issues and foster a culture of customer service, transparency, and accountability within the department.
+ Develop and manage budgets, forecasts, and expenditures for maintenance operations, ensuring resources are allocated efficiently.
+ Supervise administrative and trades staff, ensuring adherence to maintenance standards, contracts, and preventive maintenance protocols for all mechanical, electrical, and building envelope systems.
+ Implement and monitor maintenance system contracts and ensure effective use of facilities technologies as directed by the VC and AVC.
+ Oversee emergency response protocols and ensure timely resolutions to maintenance service and emergency calls within the region and deploy processes and resources within the region.
+ Support the ongoing development of sustainable and greener facility operations, incorporating new technologies and methodologies.
+ Represent Facilities Planning and Construction Management (FPCM) at regional campus meetings and provide technical input to resolve code violations.
+ Develop and implement professional development programs to ensure staff are continuously trained in the latest maintenance techniques and industry standards.
+ Establish and monitor standardized maintenance service levels through the Work Order System (Archibus), ensuring all work orders are tracked and managed appropriately.
+ Ensure adequate staffing levels while remaining compliant with budgetary constraints and maintaining the upkeep of facilities.
**NOTE** :
Until further notice, this position is eligible for a hybrid work schedule.
QUALIFICATIONS
Minimum:
This position is in CUNY's Executive Compensation Plan. All executive positions require a minimum of a bachelor's degree and eight years' related experience.
Notwithstanding the foregoing, all applicants for this position must possess the following qualifications:
+ Must be a current CUNY Employee
+ Bachelor’s degree in mechanical or electrical engineering (or a related field) and eight years of relevant experience
Preferred:
+ Master’s degree in mechanical / electrical engineering or related field
+ 7+ years of facilities operations experience with an understanding of building engineering components, construction and maintenance standards
+ 5+ years of professional engineering experience including at least 2 years at a supervisory or managerial level at an engineering or facilities Management firm, public agency or related entity
+ Experience in project management, routine maintenance, preventive maintenance, construction economics, cost life cycle analyses, and financial management
+ Knowledge of:
+ Related legislation, regulations, New York City and New York State codes and Board policies, procedures, and collective agreements
+ Maintenance contacts management
+ Prior experience working with unionized organizations
+ Project Management Professional (PMP) Certification
+ Valid New York State Professional Engineer’s License
+ Ability to lead and manage teams and use strategic and tactical judgment to make decisions and handle various situations
+ Strong technical and analytical skills
+ Proven ability in promoting equitable practices which value inclusiveness and diversity
+ Proficiency with Microsoft Office Suite (Outlook, Excel, Word), databases, project management, and presentation packages

COMPENSATION AND BENEFITS
The salary range is **$180,000 - $200,000,** commensurate with qualifications, education and experience.
