The M&O Project Manager is responsible for managing, overseeing, and coordinating all phases of assigned construction and maintenance projects, including pre-construction, bid and award, construction, and close-out. This role ensures projects are delivered on time, within budget, and in compliance with quality and regulatory standards.
Key Responsibilities:
+ Project Oversight & Coordination:
+ Manage all facets of the pre-construction, construction, and close-out phases of assigned projects.
+ Review pre-construction documents and provide feedback to the designer as necessary.
+ Coordinate with public agencies, district staff, and project teams to ensure compliance with all off-site and district-related requirements.
+ Budget & Schedule Management:
+ Develop and oversee project budgets and schedules to ensure adherence to district qualitative standards.
+ Conduct monthly budget reviews to track progress and ensure financial accuracy.
+ Construction Management & Compliance:
+ Supervise daily contractor activities, review construction schedules and submittals, and provide timely responses to contractor inquiries via Requests for Clarifications (RFCs) and related documents.
+ Evaluate contractor substitution submittals to ensure compliance with district and specification requirements.
+ Review and negotiate Contractor Change Order Proposals to achieve fair and reasonable pricing while considering project timeline impacts.
+ Stakeholder & Vendor Coordination:
+ Facilitate payment processing for contractors, architects, engineers, and other key project stakeholders.
+ Administer provisions of Professional Service Agreements between architects and the district.
+ Oversee the delivery of fixtures, furniture, and equipment related to district projects.
+ Project Close-Out & Compliance:
+ Manage project close-out procedures, including Division of State Architects (DSA) certification and financial reconciliation.
+ Ensure compliance with all regulatory, environmental, and safety requirements.
+ Additional Responsibilities:
+ Prepare and present reports to upper management on project status and progress.
+ Perform other duties as assigned to support project objectives and district operations.
Minimum Qualifications:
Experience Requirements:
+ Required:
+ Minimum of eight (8) years of full-time professional experience in Project/Construction Management for commercial and/or public/educational facility construction.
+ Experience managing complex projects valued at $2 million or more.
+ Preferred:
+ Experience utilizing Building Information Modeling (BIM).
+ Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High-Performing Schools (CHPS).
+ Experience navigating the Division of State Architects (DSA) construction, design, and certification process.
Education Requirements:
+ Bachelor’s degree from a recognized college or university in Construction Management, Architecture, Engineering, or a related field.
