    Housing & Dining Facilities is a work unit within Housing and Dining Services which provides care and stewardship for the 2.5+ million square feet of CSU’s living centers and dining facilities.     Position Summary

    This position is a fully operational journey level carpentry foreman, primarily working individually, and occasionally with other staff. The primary focus is to perform the repair, renovation, and maintenance of multi-unit residential or light commercial facilities under the direction of an area supervisor. This position will also serve as the subject matter expert for their team.

     

    Onboarding and training new or less experienced employees.

     

    The work involves a variety of tasks in the maintenance and upkeep of the equipment and systems associated with buildings. Work includes building, installing, repairing, troubleshooting, renovating, demolishing, maintaining, finishing, and painting structures, structural parts, furnishings, locks, and associated building equipment.

    Required Job Qualifications

    + Ten years of journey-level experience performing a variety of skilled construction trades.

    + Must have a valid driver’s license or the ability to obtain a valid driver’s license by the position start date.

    Preferred Job Qualifications

    + Thorough knowledge renovation and construction principles.

    + Ability to read construction drawings.

    + Experience working in occupied spaces.

    + A broad demonstration of knowledge, skills, and ability across a variety of structural trades including appliance repair, plumbing, electrical, painting, locksmithing, HVAC , flooring, and carpentry.

    + Demonstrated verbal and written communication skills.

    + Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with team.

    + An approach to work that includes:

    + Eagerness to collaborate and share information with a variety of skilled trades professionals.

    + Flexibility and the ability to adjust to changing work demands, priorities, and routines

    + Tile – Mortar walls & floors, grout, reseal, tile replacement, etc.

    + Doors – hang doors, mortise doors for hinges, install fixtures, repair frames via welding, Bondo, etc.

    + Windows – Repair operators and components, screen making, installation and repair, rehang windows, etc.

    + Caulking & Sealing – Caulk toilets, showers, sinks, etc.

    + Plumbing – Fixtures, toilet flush valves, spud valves, faucets, cartridges, disposals, shut-off valves, snake drains, tubs, toilets, set toilets, set sinks, etc.

    + Electrical – Change out lamps, fixtures, outlets, switches, ballasts, etc.

    + HVAC– Change filters, clean coils, change belts, repair leaks, etc.

    + Training and teaching less skilled technicians appropriate repair methods, techniques, and strategies.

    + Identifies facility deficiencies and develops strategies to address them.

    + Actively participates in meetings and customer contacts as directed.

    + Provides input into process or task and estimates and schedules.

    + Assists in material orders as necessary to ensure timely completion of assigned tasks.

    + Basic computer operation including, but not limited to an integrated work order management system ( IWMS ), e-mail, mobile device, time keeping, and other electronic systems.

    + Clean­up after construction projects and maintenance tasks

    + Developing awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un­propping EXIT doors, etc.)

    + Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.

    + Learn, apply and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc.

    + Manage inspection and replacement of Fire Extinguishers.

    + Perform regular inspections of AEDs.

    + Use Personal Protective Equipment and safety procedures for the above tasks.
