HDS is responsible for the management, finance, administration, and program development of all University housing facilities, including residence halls, university apartments, and Mountain Campus.

    Housing & Dining Services Facilities

    Housing & Dining Facilities is a work unit within Housing and Dining Services which provides care and stewardship for the 2.5+ million square feet of CSU’s living centers and dining facilities.     Position Summary

    The Building Services Technician II position supports the Department of Housing and Dining Services/Facilities and other auxiliaries by providing general manual labor duties to include custodial, maintenance, materials management, movable asset, and customer service to maintain the requirements of physical properties and equipment. This is a general maintenance position that requires strenuous general labor. The primary focus is to gain experience in the repair and maintenance of multi-unit residential or light commercial facilities while providing a safe and clean living and learning environment for students, staff, and University guests.

    Required Job Qualifications

    + One year of custodial or maintenance experience in multi-unit living facilities, including residential and commercial environments.

    + High School Diploma/ GED

    + Mechanical aptitude and a willingness to learn are essential.

    + Ability to perform physical tasks, including hauling, lifting, moving, and digging.

    Preferred Job Qualifications

    + Broad knowledge and experience in structural trades (plumbing, painting, flooring, carpentry) with a focus on mechanical equipment and machinery maintenance.

    + Furniture moving experience

    + Demonstrated ability to interact respectfully with residents and guests, ensuring privacy and discretion.

    + Experience working collaboratively in teams to complete tasks and providing instruction to peers and seasonal staff

    + Eagerness to collaborate and share information with a variety of stakeholders

    + Strong customer service skills and ability to teach job-related tasks to colleagues.

    + Proficiency in MS Office (Word, Excel, Outlook) and excellent verbal and written communication skills.

    + Strong commitment to safe working habits and flexibility in adapting to changing work demands and priorities.

    Essential Duties

    Job Duty CategoryRepair and General Maintenance

    Duty/Responsibility

    + Assists in the repair and maintenance of light commercial and/or multi-unit residential facilities.

    + Climbs ladders, enters crawl spaces, and uses scaffolding in the performance of duties.

    + Lubricates and performs preventive maintenance as directed.

    + Performs minor electrical maintenance tasks by troubleshooting and replacing defective components in light fixtures, receptacles, switches, garbage disposals, kitchen exhaust fans, and ranges. Adjusts and installs a variety of residential and light commercial building hardware.

    + Performs minor plumbing/mechanical maintenance tasks by troubleshooting and replacing defective components in plumbing fixtures, faucets, garbage disposals, exhaust fans, supply fans, and small circulating pumps and motors.

    + Moves, transports, stocks materials and tools necessary for the completion of tasks.

    + Performs these duties in a safe and efficient manner.

    + Repairs drywall, paint surfaces, hard surface materials, various floor coverings, suspended ceilings systems and other general carpentry/maintenance related tasks under the direction of journey level skilled trades staff.

    + Performs and assists repair of light furniture damages

    + Facilitate building satellite shops

    + Repair and services Building Services equipment

    + Weight ranges in repetitive loads vary from 10-50 pounds.

    Job Duty CategoryResidential Living – Custodial

    Duty/Responsibility

    + Keep residential living, learning, and dining environments clean and safe using “green” practices: environmentally safe chemicals, water conservation, recycling, conserving energy by turning off lights, etc.

    + Cleaning and/or disinfecting is performed for showers, toilets, walls, sinks, drains, vents, trash receptacles, ceilings, floors, mirrors, vanities, windows, appliances, furnishings, and all handhold surfaces.

    + Provides cleanup for bloodborne pathogen situations not handled by EHS .

    + Clean hall and room carpet in residential living, learning, and dining environments by vacuuming and shampooing. Clean hard surface floors by sweeping mopping, buffing, stripping, and refinishing including removing gum.

    + Cleans around outside of the building by picking up trash, sweeping, removing gum, washing sidewalks and snow/ice removal. May provide building opening and lock up procedures.

    + Dispose of trash/recyclables from internal/external receptacles.

    + Use Personal Protective Equipment and safety procedures for the above tasks

    Duty/Responsibility

    + Actively participates in meetings and customer contacts as directed. Provides input into process or task and estimates and schedules.

    + Assists in material orders as necessary to ensure timely completion of assigned tasks. Basic computer operation including, but not limited to the AssetWorks system, e-mail, mobile device, time keeping and other electronic systems.

    + Cleanup after construction projects

    + Developing awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, unpropping EXIT doors, etc.)

    + Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.

    + Learn, apply, and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc.

    + Use Personal Protective Equipment and safety procedures for the above tasks.

    + Enter work time and leave requests into designated software systems.

    + Comply with HDS Facilities Handbook, University Departmental Procedures and Policies.
