*About the position:*
We are currently seeking a*Sales Area Manager*in our growing Birmingham/Tuscaloosa division! Our Sales Area Managers manage, train, and motivate the sales agents in their assigned area as well as address complicated buyer issues or questions that may arise. Sales Area Managers are also responsible for signing all documentation related to home purchases and closings.
To support Sales Agents, our Sales Area Managers serve on a call rotation, working 1 weekend per month. They are also responsible for actively participating in the recruiting process and work closely with the HR team to support the onboarding of new sales agents.
*Essential Functions: *
* **Manage and supervise sales staff in an assigned area including training, planning, assigning communities, directing work, providing performance feedback, addressing concerns, and resolving issues
* Recruit and hire new Sales Representatives
* Provide ongoing training and motivation to meet or exceed set sales goals
* Oversee grand openings or new phase expansions and create new incentives for neighborhoods as needed
* Complete competitive analysis on products, features, and neighborhoods/amenities
* Collaborate with Marketing and Division Leadership on advertising; assist Sales Representatives with marketing promotions
* Perform realtor outreach (office presentations, education, meals, etc.)
* Enforce company policies and procedures

*Supervisory Responsibilities*
Directly manages two or more employees in the Sales Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
*Required Qualifications: *
* **Bachelor’s degree in Real Estate, Business, Marketing, Communications, or other closely related field of study is highly desired
* Minimum 4 years of directly related sales experience or training
* Valid driver’s license and reliable form of transportation
* Ability to travel between communities as needed
*Preferred Qualifications: *
* **Licensed to sell real estate in Alabama
* Previous leadership experience – including management, mentorship, coaching, etc.
* Previous CRM software experience
*Working environment:*
Sales Area Managers work out of the Division Office and model homes. There is regular exposure to outside weather conditions and moderate noise levels. Candidates should be comfortable frequently communicating with people and possess the ability to stand or walk for 4 hours, up to 8 hours as well as sit for extended periods; kneel and bend at the waist; traverse up or down stairs; move across unlevel terrains; use hands to handle or feel objects and reach; possess close, distance, color, and peripheral vision; as well as ability to lift and/or move up to 25 pounds regularly.
