    Description

    Shinda is looking for a Maintenance Coordinator, under the supervisor of the Property Manager, who is responsibble for coordinating tenant maintenance requests while providing comprehensive, pro-active service to tenants and owners.

    Essential Role and Responsibilities:

    + Coordinate tenant maintenance requests and unit turnover maintenance

    + Use independent judgment to handle maintenance request, and respond as appropriate.

    + Utilize decision-making ability to problem solve and manage workflow efficiently.

    + Prepare letters and other forms of written communications to tenants and owners.

    + Manage recurring maintenance and billing.

    + Process vendor status reports and billing associated with maintenance requests.

    + Perform administrative duties in support of the Internal Operations Director.

    + Create positive relationships with owners, tenants, vendors and co-workers.

    + Receive the public and answer questions, in person and by telephone; respond to inquiries from residents, clients and others and refer, when necessary, to the appropriate person, official or department

    + Collect and process rent (if applicable)

    + Compose, type and edit correspondence, reports, memoranda and other material

    Minimum Requirements:

    + High School diploma or equivalent

    + At least two years of administrative experience

    + Computer Skills

    SALARY RANGE: 40-45K ANNUAL (35 HOUR WORK WEEK)

    + Prior property management experience required

    + Experience with property management software preferred.

    + Spanish speaking preferred but not required.
