The Facility Maintenance Supervisor is responsible for leading and coordinating facility maintenance operations in a high-tech, industrial manufacturing environment supporting semiconductor tool production. This position oversees a team of maintenance technicians and contractors to ensure optimal performance of critical infrastructure and building systems. In addition to hands-on leadership, this role ensures accurate utilization of the Computerized Maintenance Management System (CMMS) to drive data-informed decision-making and continuous improvement.
Primary Responsibilities:
+ Supervise and coordinate day-to-day activities of maintenance technicians supporting cleanroom, mechanical, electrical, and process systems vital to semiconductor manufacturing operations.
+ Prioritize and assign corrective and preventive maintenance tasks to ensure uptime of production-critical systems such as HVAC, CDA, vacuum pumps, DI water, and process gas distribution.
+ Ensure compliance with safety protocols, regulatory requirements (OSHA, EPA, etc.), and facility cleanliness standards in and around cleanroom areas.
+ Collaborate with production and engineering teams to minimize equipment downtime and support tool installations, relocations, and facility modifications.
+ Manage relationships with external vendors for facility services, utility system maintenance, and special projects.
+ Conduct routine facility inspections to identify hazards, equipment deterioration, and process inefficiencies.
+ Track facility asset lifecycle, recommend equipment replacements or upgrades, and assist in capital planning.
Secondary Responsibilities: CMMS Oversight:
+ Oversee accurate entry and tracking of all work orders, asset records, and preventive maintenance schedules in the CMMS.
+ Analyze system reports to identify recurring maintenance issues, downtime causes, and technician productivity.
+ Ensure timely assignment and closure of work orders, including detailed documentation of tasks performed and parts used.
+ Collaborate with maintenance and engineering teams to optimize asset hierarchy, data accuracy, and PM procedures.
+ Train maintenance personnel on CMMS usage and serve as the primary point of contact for system-related issues.
Qualifications:
+ 5+ years of industrial maintenance experience, with at least 2 years in a supervisory role within a high-tech or semiconductor manufacturing environment.
+ Deep understanding of facility systems that support semiconductor manufacturing, including HVAC, cleanroom protocols, and high-purity utilities.
+ Hands-on experience using and managing Maximo CMMS platform.
+ Strong knowledge of safety and regulatory requirements in an industrial environment.
+ Excellent organizational, leadership, and communication skills.
+ High school diploma or equivalent required; technical certification or associate degree in Industrial Maintenance, Engineering, or related field preferred.
