    Job Overview

     

    The HVAC Technician is responsible for the inspection, maintenance, and repair of HVAC systems supporting the pharmaceutical laboratory's controlled environments. This includes ensuring proper temperature, humidity, and airflow for laboratories, and office areas in compliance with cGMP and regulatory standards. The technician will perform preventive maintenance, troubleshoot malfunctions, and work collaboratively with other facility and quality assurance personnel to support uninterrupted operations.

    Responsibilities

    + Perform regular preventive maintenance (PM) on HVAC systems, including but not limited to:

    + Filter changes

    + Belt replacements

    + Lubrication of moving parts

    + Inspection and cleaning of coils and condensate lines

    + Diagnose and repair HVAC system issues, including air handlers, exhaust fans, VAV boxes, chillers, boilers, and split systems.

    + Monitor and adjust environmental controls to maintain appropriate temperature, humidity, and air exchange rates in accordance with laboratory and GMP standards.

    + Calibrate and troubleshoot building management systems (BMS) or environmental monitoring systems (EMS).

    + Maintain proper documentation of PMs, repairs, and system calibrations in compliance with cGMP standards.

    + Coordinate with vendors and contractors for specialized repairs or installations.

    + Respond promptly to work orders and facility-related emergencies, including participation in an on-call rotation.

    + Ensure compliance with OSHA, EPA, and facility safety regulations.

    + Support the validation and commissioning of HVAC systems for new equipment or laboratory spaces.

    + Other duties as assigned, such as minor electrical work and minor handyman tasks.

    Qualifications/Skills

    + Ability to safely operate HVAC equipment and tools in accordance with OSHA and company safety standards.

    + Willingness to participate in an on-call rotation for emergency service response.

    + Must be able to lift up to 50 lbs and work in various environments, including rooftops and mechanical rooms.

    + Comfortable working in cleanroom environments with PPE (gowns, gloves, masks, etc.).

    + Ability to interpret equipment schematics, manuals, and technical drawings.

    + Excellent communication and time management skills.

     

    Required Knowledge/ Skills/Abilities

     

    + Solid understanding of commercial HVAC/R systems and control strategies.

    + Proficiency with computerized maintenance management systems (CMMS) for logging PMs and repairs.

    + Working knowledge of BMS/EMS systems such as Siemens, Honeywell, or Johnson Controls.

    + Strong analytical and troubleshooting skills.

    + Ability to work independently and as part of a cross-functional team.

    + Basic computer literacy (Microsoft Office, email, digital documentation tools).

     

    Education, Experience & Licensing Requirements

     

    + High School Diploma or GED required.

    + Technical school certification or associate degree in HVAC or Mechanical Systems preferred.

    + Minimum 3–5 years of HVAC experience, preferably in GMP-regulated environments such as pharmaceutical, biotech, or medical device facilities.

    + EPA Universal Certification required.

     

    Supervision Received: General Supervision

     

    Exercises independent judgment in developing methods, techniques and evaluation criteria for obtaining results. Acts independently to determine methods and procedures on new assignments. May seek management direction for problems of diverse and/or complex scope .

     

    Travel: 5 – 10%

The noise level in the work environment is usually quiet. The employee may be required to gain access to lab, manufacturing or clinical areas for inspections or work discussions. The employee is required to wear the appropriate personal protective equipment to perform the job duties. Such personal protective equipment may include but is not limited to: safety eyewear, various types of respirators/breathing apparatus, lab coats, gloves, etc.
