    Salary : $ 56,000- $ 67,000/ Year Depending on years of Experience.

     

    This position is located in Palatine, Illinois.

    PURPOSE:

    This position is responsible for overseeing the day-to-day operations and maintenance of all Little City’s buildings and grounds, both on and off campus. This role will plan, organize and direct the work of the following: Maintenance Staff, HVAC Technicians, and external contractors/inspectors (such as Housekeeping) as needed. Will hire, train and evaluate all direct reports.

     

    ESSENTIAL DUTIES AND RESPONSIBILITIES: The list of essential duties and responsibilities, as outlined herein, is intended to be representative of the task to be performed. The omission of an essential function does not preclude management from assigning duties not listed herein is such duties are a logical assignment to the position.

     

    1. Manage and supervise interior and exterior maintenance staff and ensure the department’s duties and responsibilities are completed in a satisfactory and timely manner.

    2. Coordinate with Accounting for purchase and payment for products and services, daily monitoring of the Facilities 360 work order system, and assist Maintenance staff with Paycom as needed. Complete all paperwork assigned.

    3. Responsible for ensuring open lines of communication between all departments related to their interior facilities maintenance needs.

    4. Responsible for all fiscal expenditures of the annual capital and expense budgets for department use.

    5. Oversees and monitors interior and exterior maintenance department projects and responsibilities up to 6 months in advance.

    6. Report and follow-up on any departmental problem or concerns to the VP of Facilities.

    7. To be aware of all safety activities in the workplace and immediately report all accidents and safety hazards to the VP of Facilities.

    8. Responsible for obtaining proposals and will review with the Vice President of Facilities for any contracted work.

    9. Coordinate and direct scheduling of all work orders via the 360 system and will assist in facilitating large scale projects with the Vice President of Facilities.

    10. Responsible for ensuring all contractors sign and follow Little City’s contracts, guidelines, and proper requirements. Ensure that contractors have the proper insurance prior to beginning the job.

    11. Responsible for the ordering and inventory levels of all building and safety materials for all on-campus and community homes and buildings.

    12. Interview, hire, promote, evaluate, discipline and when necessary, terminate employees in accordance with Little City policy and procedures.

    13. Ensure all staff in the maintenance area are trained and adhere to Little City policy and procedures.

    14. Establish department policies and procedures for director’s review and approval.

    15. Responsible for being on, on-call status 365 days a year, 24/7, for any emergency maintenance problems for home/department managers and supervisors.

    16. Act as the liaison between various contractors/vendors and the Vice President of Facilities and monitor all contracted work.

    17. Responsible for maintaining clean and safe work conditions in the maintenance building.

    18. Maintains annual American Heart Association certification in First Aid and CPR.

    19. Successfully completes Little City required training, re-training, and any additional training as required by Little City policies and practices, or as assigned by his or her immediate supervisor.

    Qualifications

    MINIMUM QUALIFICATIONS:

    Must have an Associates Degree with at least 5 years of related maintenance leadership experience or alternately 10 years of related maintenance leadership experience. Functional working knowledge of maintenance repairs and various equipment. Knowledge of operating and maintaining various power tools and equipment. Knowledge of shop tools and their use. Proficient in typing and computer skills, specifically Microsoft Office applications (Word, Excel, Outlook) and mobile applications related to CMMS and others. Must have a valid Illinois Driver’s License. Per policy, must meet Little Cities insurance requirements in order to be maintained on the Approved Driver’s List.

     

    PHYSICAL REQUIREMENTS & WORK ENVIRONMENT:While performing the duties of this job, the employee is required to frequently walk, stand, stoop, kneel, crouch or crawl, push, pull, lift, grasp and feel. The employee frequently is required to use manual and finger dexterity and eye-hand coordination when handling equipment and power tools. Requires corrected vision and hearing within normal range. The employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places: fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; risk of electrical shock. The employee must continuously lift support, and/or move 60 or more pounds of weight, and frequently lift, support, and/or move up to 50 pounds in difficult work positions of weight. The noise level is normal to loud. No occupational exposure to blood, body fluids, communicable diseases or other potentially infectious substances (Category I). The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
