About the Role:
CoStar Group is seeking a dynamic and experienced Corporate Real Estate Manager to lead our company’s leased office space portfolio and leasing activities. This role involves managing all aspects of office space requirement planning, lease negotiations, and ongoing lease administration, while working closely with internal stakeholders and tenant-representative brokers. The ideal candidate will be a strategic thinker with a strong ability to negotiate and administer leases, focusing on achieving optimal outcomes for the business. This position is crucial in ensuring the alignment of our real estate strategy with company objectives, without acting as a broker.
Key Responsibilities:
+ Collaborate with the VP of Corporate Real Estate to develop and execute location strategies and manage the site selection process for corporate spaces.
+ Lead feasibility studies and space needs assessments in partnership with internal teams, driving search activities to meet business requirements.
+ Engage and coordinate with tenant-rep brokers to negotiate favorable lease terms with landlords, representing the company's best interests.
+ Oversee lease contract administration, including new leases, amendments and renewals, responding to evolving business needs and feedback from key internal stakeholders.
+ Manage the lease portfolio by coordinating with lease administration and accounting teams to ensure timely and accurate reporting.
+ Partner with cross-functional teams, including legal, finance, construction, and capacity planning, to align on business terms and project execution.
+ Partner with the VP of Corporate Real Estate on more complex projects, including economic development negotiations and sale-lease-back transactions for owned properties.
+ Review and approve lease-related documents, including letters of intent, service agreements, and supplemental rent roll.
+ Track tenant improvement allowances and ensure the alignment of landlord work letters with project needs.
+ Maintain a long-term view of space requirements, optimizing portfolio metrics and tracking mechanisms.
+ Serve as the primary point of contact for all lease-related inquiries, providing expert guidance to internal teams.
+ Travel domestically and internationally as needed (up to 25+%).
+ Support negotiations for master service agreements (MSAs), work orders (WOs), subordination agreements (SNDA), and other real estate portfolio-related contracts.
Basic Qualifications:
+ Bachelor’s degree in business, real estate, or a related technical field.
+ A track record of commitment to previousemployers.
+ Corporate Real Estate or Brokerage experience.
+ 8+ years of experience in managing leased real estate portfolios and/or corporate real estate programs, including site selection, lease negotiations, contract management and space planning.
+ Proven track record of leading complex lease negotiations and contract administration.
+ Strong analytical, communication, and organizational skills with the ability to distill complex commercial and contractual details to stakeholders at all levels.
+ Experience coordinating multiple projects and working collaboratively with internal teams, external consultants, and vendors.
+ Proficiency in Excel, PowerPoint, and lease management systems.
Preferred Qualifications:
+ Background in contract management and a solid understanding of commercial leases and related legal documents.
+ Experience working in a fast-paced corporate environment, balancing competing priorities.
