Job Title: Preconstruction LeaderJob Description

We are seeking a skilled Preconstruction Leader to join our team. In this role, you will play a crucial part in securing new projects and ensuring that all contractual terms and conditions are meticulously understood and adhered to. You will lead the estimation and value engineering processes, aligning project scopes with client budgets while preparing comprehensive cost models and subcontractor bid lists.

Responsibilities

+ Regularly participate in presentations to secure new work.

+ Maintain a detailed knowledge of all key Owner and Contractor contract terms and conditions.

+ Prepare detailed estimates including general conditions at various stages of project development.

+ Lead the Value Engineering process to align project scope with clients’ budgets.

+ Prepare and analyze cost models during design development.

+ Create subcontractor and material supplier bid lists.

+ Lead the solicitation process to ensure proper bid coverage and prepare bid packages.

+ Obtain and analyze bids from subcontractors and material vendors.

+ Coordinate the assembly of preconstruction material for presentations to the Owner.

+ Have a working knowledge of material unit costs, systems square foot costs, and total building square foot costs.

+ Coordinate and lead a team of preconstruction associates on larger projects.

+ Stay current on changes and trends in construction methods, materials, costs, and labor regulations.

+ Identify and qualify new material suppliers and subcontractors, updating the subcontractor database.

+ Participate in preconstruction strategy meetings and lead when directed.

+ Develop detailed preconstruction and preliminary construction schedules for each estimate.

+ Visit ongoing projects to verify the status of estimates versus project status.

+ Familiarize with all relevant policies and processes.

+ Understand the bid/GMP process as it relates to a project’s financial success.

Essential Skills

+ Proficiency in estimation, bidding, and project management.

Additional Skills & Qualifications

+ 5-10 years of experience in a preconstruction position with successful completion of Design Build or Construction Management at Risk projects.

+ Bachelor’s degree in a construction or architecture-related field.

+ OSHA 30-hour certification preferred.

Work Environment

This position involves collaborating with a dynamic team of preconstruction associates and requires regular visits to ongoing project sites to verify estimates and project statuses. The role demands a thorough understanding of construction costs, methods, and trends, and involves significant interaction with subcontractors and material suppliers. Professional attire is expected during presentations and meetings.

Pay and Benefits

The pay range for this position is $100000.00 - $180000.00/yr.
