_Plumbing Project Manager_
Job Summary
We are seeking an experienced and proactive Project Manager to join our team. The ideal candidate will oversee a wide range of responsibilities, ensuring project success from initiation through to closeout. You will work closely with clients, contractors, subcontractors, and the project team to ensure smooth project execution, quality control, and adherence to deadlines and budgets.
Duties & Responsibilities:
+ **Permit & Inspection Management:** Apply for and process permits, coordinating with permit offices for inspections and approvals.
+ **Collaboration with General Contractors:** Work alongside the GC to review project specifications, modifications, field engineering, or other recommendations.
+ **RFI Process Management:** Manage Requests for Information (RFIs) to ensure timely responses and resolutions. Keep RFI Logs.
+ **Material Management:** Oversee material processes, including:
+ Requesting quotes
+ Ordering materials
+ Maintaining material lists
+ Understanding lead times and availability
+ Reviewing invoices and job cost comparisons
+ Planning material needs
+ **Warranty Management:** Verify warranty eligibility, request replacements, and track warranty claims.
+ **Proposal & Documentation Management:** Create and update proposal templates, write change orders, and assemble submittal packages.
+ **Job Closeout:** Complete job closeout documentation, including warranty statements and O&M manuals.
+ **Client & Project Management:**
+ Manage client satisfaction, project budgets, quality of work, and adherence to completion dates.
+ Perform redlining of drawings.
+ Coordinate with the Commercial Plumbing Manager and Estimator, including scheduling and billing of their tickets.
+ **Billing & Purchase Orders:**
+ Familiarity with AIA billing (helpful).
+ Review and process builder PO’s, including handling add-ons and missing items
+ **Job Setup & Maintenance:** Set up and maintain jobs in BT, ensuring all documents, notes, and plans are verified before the start of construction
+ **Fixture Deliveries:** Accept and verify deliveries, ensuring orders match and handling any missing items.
+ **Support for Foremen:** Collaborate with the Project Foreman to review change orders, scope, budgets, and project status.
+ **Labor Management:** Create labor charts for subcontractors to ensure efficient resource management.
+ **Daily Logs & Follow-ups:** Review daily logs from the technician and provide necessary follow-ups.
+ **Client & Team Communication:** Regularly communicate with clients, architects, owners, subcontractors, and suppliers via job site visits, face-to-face meetings, and written/oral communication.
+ **Company Policies & Procedures:** Ensure adherence to company policies, ethical standards, and quality control processes.
+ **Project Documentation:** Maintain project binders and digital files, ensuring all documents, change orders, and materials are properly stored.
+ **Project Management:** Effectively manage multiple projects, balancing client expectations, scope changes, budget, and deadlines.
+ **General Assistance:** Assist the General Manager, Master Plumber, or Estimator with any other duties as needed. **Requirements:**

+ Willingness to learn and work collaboratively as part of a team.
+ Proficiency in Microsoft Word and Excel, Bluebeam and Procore.
+ Good attendance and punctuality.
Desired Skills/Experience:
+ A background in plumbing or construction project management is highly preferred.
+ Familiarity with AIA billing and construction documentation.
+ Experience working with commercial projects.
