**JOB SUMMARY:** In partnership with the Division President or VP Land Acquisition, the Director or Manager of Land Acquisition is responsible for the daily operations of the Land Acquisition Department and activities geared toward profitability and efficiency. This role implements department policy and facilitates the creation of action plans to achieve specific results. Responsible for the following acquisition processes: land analysis, negotiations, relationship management, purchase agreements, and land packages. For smaller divisions, this role will manage employee staffing, development and retention.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Land Strategy
Under the direction of division leadership will:
+ Implement land policy for the department and design action plans to achieve desired results
+ Establish Land Acquisition goals that support the business plan
+ Identify internal improvement areas. Will build strong internal relationships with Sales, Purchasing, Construction, Customer Service, Marketing, Daily Units Processing and Mortgage Will recommend process improvements, and implement final solutions
+ Review, process and/or help lead the efforts to secure tentative maps, zone changes, final maps, civil engineering plans, LAFCO Applications, CFD Formations, LMD Annexations, architectural permits, DRE approvals, environmental permitting and approvals. Work with staff and elected bodies to help manage approval process
Land Search
+ Continually search for current and future land purchase deals using a variety of methods, including digitized software
+ Grow land pipeline necessary to meet the division business plan goals
+ Establish strong relationships with external sellers (banks, brokers, builders, owners)
+ Negotiate contracts and secure projects that meet operating margin goals.
Land Acquisition
+ Oversee proforma financial analysis, negotiations, and purchase agreements
+ Complete all level of due diligence review, including reviewing conditions of approval, title reports, development agreements, and consultant reports.
+ Compile, analyze, and present packages for Land Committee review and approval.
Management
+ Oversee acquisition roles and manage employees
+ Create a positive, motivating, and challenging work environment to promote productivity
+ Conduct interviews and makes hiring decisions
+ Evaluate employee performance, provide continual feedback, ensure completion of training
+ Recommend and participate in development plans and corrective actions when needed
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education/Certifications/Licenses
+ Bachelor's Degree in Business is required (Finance/Economics, Engineering, Real Estate, Planning, Government
+ Relations or related field)
+ Masters Degree preferred
Experience
+ Manager, Land Acquisition:
+ Minimum 4 years of proven land acquisition transaction experience to include deal sourcing, contract negotiations, and understanding of the entitlement process for securing approvals from required governmental agencies.
+ Prior management experience of small to medium-sized teams is preferred.
+ Demonstrated leader within the homebuilding industry or related industry
+ Director, Land Acquisition:
+ Minimum 7 years of proven land acquisition transaction experience to include deal sourcing, contract negotiations, and track record of processing and securing entitlement approvals with required governmental agencies.
+ 2+ years of proven management experience of small to medium-sized teams
+ Demonstrated leader within the homebuilding industry or related industry
+ Land Entitlement and Government Approvals
+ Review, process and/or help lead the efforts to secure tentative maps, zone changes, final maps, civil engineering plans, LAFCO Applications, CFD Formations, LMD Annexations, architectural permits, DRE approvals, environmental permitting and approvals.
+ Work with staff and elected bodies to help manage approval process

+ Makes quick and accurate decisions based heavily on facts, data and/or metrics
+ Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.
Work Requirements
+ Work 8-hour days with flexibility for additional work hours when necessary
+ Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company
+ The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation.
+ Frequently walks up and down stairs
+ Frequently move about work location.
+ Ability to transport up to 50 lbs and move as needed
+ Valid driver's license required to drive/travel as needed within designated region between jobsites
+ Often works in outdoor weather conditions
+ Ability to observe details at close range and communicate information so others will understand

COMPENSATION AND BENEFITS:
+ **Base Salary:** The expected base salary range for the Manager position is $105,000 - $125,000 per year depending on experience, paid semi-monthly.
+ The expected base salary range for the Director position is $140,000 - $160,000 per year depending on experience, paid semi-monthly.
+ **Bonus:** This position is eligible for a target bonus and per deal bonus program
