Summary: The General Manager is located on-site to oversee the daily operations, the rental operations and assist with the association management functions for commercial, resort, or residential homeowner association properties.

Essential Duties and Responsibilities include the following. Other duties may be assigned.
Hires quality employees, trains, and actively participates in planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems. Assures adherence to management company policies and established operating and safety procedures.
Responsible for the day to day operations of the guest service, housekeeping and maintenance departments as it relates to the rental operations of the company and adheres to the service standards set by the President or Vice President of the company.
Oversees the setup, management, organization, staff hiring, training and scheduling of operations staff. Assist with initial training and orientation for new staff, as well as ongoing training.
Oversee process and procedures to ensure the safety of employees, homeowners and guests on or around company’s properties.
Continuously pursues proactive ways to keep the President or Vice President of The Company informed and aware of matters pertaining to staff, owners, guests, and the property.
Maintains regular office hours on-site to provide oversight of staff, troubleshoot guest service issues, and to enable proper owner service and communications.
Ensures that all common areas are in acceptable condition, directs cleaning or repairs necessary with housekeeping or maintenance staff, suggests improvements to Board for future capital reserve projects to be presented at association board meetings.
Provides support to the Director of Maintenance with project management for upkeep maintenance, alterations, and capital improvement projects: arranges necessary contractors, monitors and reports on progress, addresses problems in quality or safety, inspects project for final release, coordinates with appropriate departments.
Employs, or contracts for services of, security, maintenance, and grounds keeping personnel and onsite caretaking personnel if required.
Assists President or Vice President of company with accounting functions, preparation of budgets, validates postings against budgetary line items, and financial statement preparation, including personal review of all work orders for accuracy and variances that may need adjustment.
Responsible for the housekeeping maintenance and guest services / front desk budget in conjunction with the heads of each department as it relates to the needs of the business.
Review the coding of all operations related invoices to general ledger accounts.
Report and monitor completion of repairs in individual units. Communicate with the maintenance department regarding the status of a repair and keep the owner and reservations team (if applicable) informed throughout the process.
Assist President or Vice President of company in preparation of Association meetings.
Assist in updating and maintaining association records regarding, reports, minutes, declarations, articles of incorporation, by-laws, and rules and regulations.
Educate owners about the declarations, articles of incorporation, by-laws, and rules and regulations of their particular property.
Enforcement of Rules & Regulations
Monitor and stay informed regarding the operations and current issues of the associations.
Under the direction of the President or Vice President of the company, assists in pursuing proactive ways to keep associations informed and aware of matters pertaining to their investment.
Works to ensure that the services provided meet our first-class standards.
Must maintain a good driving record to the satisfaction of our insurance company, to drive for company business.

Education/Experience:
Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
Language Ability:
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Math Ability:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Computer Skills:
To perform this job successfully, an individual should have knowledge of spreadsheet software and V12 Software.
Certificates and Licenses:
CMCA is recommended but not required.
