Job Title: Pre-Construction Manager
Job Description
The Pre-Construction Manager is responsible for overseeing preconstruction management for retrofit, expansion, and initiative industrial building projects and programs. This role ensures all aspects of design, scheduling, and budgeting are coordinated and risks are mitigated for on-time delivery. The manager sets deadlines, assigns responsibilities, and monitors and summarizes project or program progress. The role also involves ensuring compliance with design criteria, managing spending and transaction policies, and influencing cross-functional stakeholders. Additionally, the Pre-Construction Manager prepares reports for upper management regarding the status of projects or programs.
Responsibilities
+ Obtain and document all specifics regarding projects from site selection and transaction management. Research and compile all available information for the site.
+ Provide coordination of all engineering and architectural specifications for each building type, including internal composite coordination, site-specific information such as site surveys, existing drawings and site visits, transportation and traffic control, internal BRS requirements, and specific LOB requirements and standards.
+ Coordinate initial architectural design and permit submittals as required.
+ Develop and provide supporting documents for lease execution, including site plans, work letters, schedules, phasing plans, etc.
+ Develop initial construction schedules and sequences for phasing of construction if necessary.
+ Create construction estimates for capital requests and other planning efforts.
+ Manage due diligence, utility, and other coordination efforts prior to construction hand-off.
+ Provide complete and accurate documentation for construction hand-off, uploaded to Procore, including contacts, drawings, permit status, lease language and exhibits, capital request breakdown, any landlord contributions or reimbursements, and other work products completed by Pre-Construction.
+ Maintain a repository for all pre-construction work products by site in Procore, ensuring all documents are uploaded appropriately.
Essential Skills
+ Bachelor's degree and at least 7 years of experience in the field or in a related area.
+ Familiarity with a variety of design and construction concepts, practices, and procedures.
+ Extensive experience and judgment to plan and accomplish goals.
+ Ability to lead and direct the work of others.
+ Creativity and latitude in problem-solving.

Work Environment
This role requires 50% travel, with one position based in California and another in Texas. The team consists of individual contributors, each working on dedicated projects independently. The manager provides certain guidelines within which the individual must operate. The environment is hands-off with minimal micromanaging and involves a lot of ambiguity, requiring individuals to take initiative and seek assistance when needed. The team is built with proactive 'doers' who are expected to make informed decisions. The division experiences a high volume of work, and the role is not suited for perfectionists. Risk-taking and learning from experiences are encouraged. Internal stakeholders include executives and operations managers, with requestors ranging from junior to senior levels. The role also involves working with external vendors and supporting sourcing and design teams. Delivering realistic outlooks to customers is essential.
Pay and Benefits
The pay range for this position is $60.00 - $70.00/hr.
