This position supervises the operations and maintenance for 20 facilities with 4.7M square feet maintained by the Department of Administration in and around the State Capitol Complex. You will supervise unionized plant maintenance engineers while coordinating a maintenance, repair, and construction program in all facilities. The supervisor works closely with Building Managers and other supervisors in Plant Operations to coordinate all building activities and keep clients informed of all work that has an impact on their operations. In this position you must be able to participate effectively, and demonstrate a collaborative effort that maximizes the contributions of others; working as part of a team with other participants in the Facilities Management Division and performing other assigned tasks to ensure effective operations. You must also demonstrate strong supervisory capabilities including coaching, performance improvement and discipline in a union environment.
Minimum Qualifications
Required Licensure:
+ Valid State of Minnesota Chief Engineer Class B or higher
+ Valid MN Driver’s License with acceptable driving record
Required Knowledge, Skills, and Abilities
+ Two (2) years supervisory or lead work experience over one or more skilled trades effectively giving verbal and written work instructions and directing and critiquing the work of subordinate staff.
+ Knowledge of current plumbing, sanitary foundation, high pressure piping, fire sprinkler, and HVAC building codes.
+ Knowledge of heating, ventilation, air conditioning, and refrigeration repair and maintenance practices.
+ Human relation and communication skills to coordinate with staff, trades supervisors, contractors and vendors.
+ Customer service skills sufficient to satisfy the needs of high demand customers at multiple locations.
+ Skill in using computer software applications including Microsoft Outlook, Word , Excel and Teams
+ Ability to acquire certification from the Office of State Procurement to make purchases up to $25,000 within 9 months of hire.
Preferred Qualifications
+ Valid Master or Journey-worker HPP Pipefitter license
+ Valid Master or Journey-worker Plumbing License
+ Valid Master, Journey-worker or PLT Electrician License
+ Universal certification in the handling and transition of refrigerants and recovery equipment
+ NFPA Certified Sprinkler ITM Specialist (CSITMS)
+ Experience supervising over two or more skilled trade shops
+ Experience working in a highly unionized environment
+ Experience with Archibus work order management system
+ Ability to design new HVAC systems and alter components of old systems.
+ Knowledge of asbestos abatement regulations.
+ Writing skills sufficient to organize and write performance reviews and investigation reports
Physical Requirements
Must be able to climb and work from ladders, scaffolding, personnel lifts and boom trucks; lift and carry heavy loads for short distances; and may be asked to work in confined spaces and outside in all weather conditions.
