The Residential Maintenance Worker role is ideal for a skilled, hands-on professional with a strong background in general maintenance, construction, and repair. You will be responsible for supporting the upkeep, renovation, and safety of our agency's residential properties. A Day in the Life as a Residential Maintenance Worker In this role, you will assist with the general maintenance of all agency-owned residential properties. Your work will include preparing apartments for new or relocating residents, which involves moving furniture, appliances, and supplies-often requiring heavy lifting. You will perform a wide range of routine maintenance tasks such as painting, drywall repair, plumbing, electrical work, and cabinet installation.
You'll also support the rest of the team with more extensive repairs and renovation projects, including kitchen and bathroom demolition and rehabilitation. Additional responsibilities include installing and repairing various types of flooring-such as ceramic tile, VCT, and vinyl-as well as troubleshooting and addressing appliance issues. The role requires you to repair or replace windows, doors, and door locks, and to complete both minor and major building repairs inside and out, including work up to two stories high.
You will also be responsible for conducting regular property inspections and performing preventative maintenance to address potential issues before they escalate. Collaboration with outside contractors will be required at times, and you'll need to coordinate their work with our internal standards and schedules. This position also involves using maintenance management software to track work orders and maintain accurate records of materials and expenses, including purchases made with agency credit cards. Other duties may be assigned as necessary to support overall operations.
POSITION REQUIREMENTS To be successful in this role, you should have proven experience in general maintenance, construction, or property management. You must have a high school diploma or equivalent and must be proficient with hand and power tools. You'll have working knowledge of basic plumbing, electrical systems, and carpentry. The position requires the physical ability to lift and move heavy items up to 125-200 pounds safely and perform physically demanding tasks.
Strong attention to detail, the ability to troubleshoot issues, and good time management skills are essential. You should be comfortable working independently as well as collaboratively with a team. Familiarity with maintenance tracking software is preferred but not required. A valid driver's license and reliable transportation are necessary, as travel between properties is a routine part of the job.
POSITION RELATIONSHIPS
Reports to: Facilities Manager
Supervises: None
SCHEDULE: Full-time (37.5 hours), Monday through Friday (8:30am - 4:30pm), plus rotating on-call schedule
PAY RANGE: $18.00 - $25.00 an hour, based on experience
