    This position pays a contracted rate of $20.00 per hour.

    Primary Duties

    Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. These duties and responsibilities will be rated on the Annual Performance Review.

     

    + Assist with routine maintenance and repair tasks, including HVAC, plumbing, electrical, drywall, and basic carpentry.

    + Learn and apply NSPIRE and HUD housing standards under supervision and develop a working knowledge of affordable housing compliance requirements.

    + Support the preparation of rental units for occupancy, including painting, cleaning, and general repairs. Participate in minor renovations and remodeling projects to enhance accessibility and livability, all while following company procedures and protocols. Maintain accurate inventory and records of work performed, work status, and materials used.

    + Respond to work orders and requests from tenants in a timely and professional manner. Shadow and receive guidance from the Senior Lead Maintenance Worker and Director of Housing.

    + Follow all safety procedures and protocols while using tools and equipment. Maintain accurate records of work performed and materials used.

    + Develop a working knowledge of affordable housing compliance requirements.

    Additional Responsibilities

    + Travel to Rockledge/Cocoa, FL or other Abilities of Florida housing locations for assistance, time-sensitive issues, or compliance as deemed necessary by the Director of Housing, is required.

    + Report any potential safety hazards to Director of Housing immediately.

    + Perform or assist in building, grounds, and equipment maintenance as required.

    + Assist in all Freight and Material Handling as needed.

    + Assists in the scheduled/unscheduled upkeep and housekeeping of the Loading Dock and Warehouse storage areas.

    + Complies and coordinates with all policies and procedures.

    + Perform other duties as assigned by Direct Supervisor or Maintenance Lead

    + Comply with OSHA guidelines, HUD and Tenant Landlord ACT.

    + Participate in all trainings required by funding source(s) and/or the Corporation such as Human Rights Training.

    + Interest in building trades, property maintenance, or affordable housing.

    + Ability to work well both independently and as part of a team.

    + Good communication skills and a willingness to learn.

    + Must be able to lift 50 lbs, climb ladders, and perform physically demanding tasks.

    + Perform other responsibilities as assigned.

    Qualifications: Education, Experience, and Certification(s )

    + High school diploma or General Educational Development (GED) required.

    + Minimum one (1) to two (2) years work experience in carpentry and painting required.

    + Entry-level to intermediate experience providing maintenance and repairs of multi-room or tenant buildings preferred.

    + Valid driver’s license and good motor vehicle record (MVR) required.

    + CDL license and driving experience preferred.

    Knowledge, Skills, and Abilities

    + Must have the ability to provide majority of own tools.

    + Proficient knowledge and understanding of HUD and NSPIRE standards, or the ability to learn and implement within the first six (6) months of employment required.

    + Ability to read and comprehend simple instructions, short correspondences, and memos, labels and numbers.

    + Comfortable asking clarifying questions when work orders or requests aren’t fully understood to ensure accuracy and timely completion.

    + Ability to effectively present information in one-on-one and small group situation to customers, clients, and other employees of the organization.

    + Basic ability to operate a computer using Microsoft Office software.

    + Must be able to pass a general Background Check, Drug Screening, and Motor Vehicle Check (MVR).

     

    Supervision Received

     

    The incumbent normally receives general instruction on day-to-day duties and receives detailed instruction and hands-on learning while under the supervisor of the Lead Maintenance Technician, Director of Housing, or Maintenance Coordinator(s).
