IMMEDIATE SUPERVISOR : Coordinator of Building & Grounds
RECEIVES GUIDANCE FROM : Director of HR and Operations, Superintendent, Director of Business Services
PURPOSE OF THE POSITION : Assist in the development, implementation and management of the Urbandale Community School District’s maintenance, building, grounds, and construction programs. Implement regular repairs and necessary maintenance of buildings. Provide a safe and secure learning environment of all district property for use by the students, staff, and community.

+ Skills, Knowledge and Abilities :
+ Ability to provide leadership and supervise maintenance personnel in accordance with district policy, and state and federal mandates.
+ Knowledge of construction standards and procedures.
+ Knowledge of general OSHA and industry safety guidelines.
+ Knowledge of and skill in effective supervision and evaluation.
+ Ability to communicate effectively both orally and in writing.
+ Knowledge of fire drill regulations and procedures.
+ Knowledge of emergency procedures and trouble-shooting related to security.
+ Skill in word processing, spreadsheet development and databases operations preferred.
+ Knowledge of inventory control.
+ Knowledge of HVAC, plumbing equipment, electrical skills preferred.
+ Knowledge of budget management and procedures.
+ Knowledge of district operations.
+ Ability to relate effectively with staff, students, parents and the community.
+ Ability to work in a culturally diverse environment and promote equity among staff.
+ Ability to interpret federal, state and local codes and maintain compliance.
+ Education :
+ High school diploma or G.E.D equivalent required.
+ Associate’s Degree and/or equivalent job training certifications and/or extensive experience in related position/field.
+ Certification/Licensure :
+ Valid Iowa drivers license.
+ Experience :
+ 5 years of maintenance and/or construction experience preferred.
+ 3 years of maintenance services management preferred.
+ Equipment :
+ Office equipment such as fax machines, copiers, computers, multi-line phone systems, and a cell phone.
+ Maintenance equipment such as lawn care products, building equipment, vehicles, hand and power tools, and snow removal equipment.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
The following duties are normal for this position. These are not to be construed as exclusive or all inclusive. Other duties may be required and assigned.
+ Regular preventive maintenance on all heat pumps, air handling units, HVAC components, pumps, chillers, and other building support devices.
+ Perform regular maintenance as needed on all areas of building and grounds.
+ Assist in the planning and facilitation of all maintenance and repair work, maintaining a high standard of safety, cleanliness and efficiency.
+ Keeps informed for the latest trends, developments, and products in the areas of maintenance, repair, and upkeep; encourages innovation and experimentation as appropriate.
+ Assist in the determination of staffing needs, conduct interviews, and recommend candidates for hire.
+ Serve as liaison between the school district and contractors during building projects.
+ Assist building administrators in maintaining a safe school environment, including such aspects as fire alarms, security alarms, video cameras, securing the building, etc.
+ Coordinate and assist with removal of snow and ice from sidewalks, parking, loading dock area and playground before the start of the school day.
+ Assist in the management, development and implementation of a preventive maintenance program; maintain equipment records.
+ Assist in re-striping and maintaining parking lots, loading docks, and playground areas.
+ Perform construction management duties for contracted projects.
+ Meet maintenance operational standards by contributing maintenance information to strategic plans and reviews.
+ Assist in the Preparation of cost estimates for projects, equipment and supplies. Procure equipment and supplies.
+ Administer conditions of employment per the collective bargaining agreement, board policies, and administrative guidelines.
+ Assist with the development of emergency and security procedures.
+ Respond positively to the needs of building administrators, district staff, and community members.
+ Lead, supervise and train maintenance staff in productivity, construction, security measures, and general maintenance of buildings, grounds and equipment.
+ Provides support for continuous employee performance improvement, and assists in the employee remediation process.
+ Train and supervise building and grounds staff members.
+ Assure all work is done in a safe manner.
+ Assist in the organization and assignment of maintenance services for maximum efficiency.
+ Prepare district property for any activities and events.
+ Engage in professional growth and leadership opportunities.
+ Assist in the coordination of snow removal with the Custodial Supervisor.
+ Assist in the coordination and supervision of new construction and all repair work.
+ Prepare accurate reports as required by the district, federal, state, or local agencies, and submit them in a timely manner.
+ On-call 24 hours per day in case of facility emergencies.
+ Assist in the management of all shipping and receiving.
+ Maintain confidentiality.
+ Maintain a reliable attendance record.
+ Perform other duties as assigned.
PHYSICAL REQUIREMENTS :
+ Satisfactory health as certified by a medical authority
+ Repetitious bending, lifting, and hand movement.
+ Ability to climb stairs, ladders, and work overhead periodically.
+ Capable of lifting 80 lbs periodically.
+ Ability to work while standing, moving and/or walking.
+ Flexibility to work any shift, days and/or schedule.
+ Drug, alcohol, and tobacco free while working.
WORKING CONDITIONS :
+ Ability to work in extreme and/or inclement weather.
+ Ability to operate a motor vehicle used to travel between sites.
+ Occasional exposure to body fluids, fumes, noise, and hazardous materials and emergency situations.
TERMS OF EMPLOYMENT :
+ At-will employee.
+ 12 month position.
+ Per Board Policies and administrative guidelines.
+ Performance evaluated annually
