    Principal Objective/Role Overview:

    Graham Windham is seeking an experienced Porter/Maintenance for our site at our 1946 Webster Avenue Bronx, NY 10457. This individual must have a minimal knowledge and understanding of facilities including cleaning and maintenance.

     

    Performs routine cleaning, repairs and maintenance at Graham facilities. Performs minor repairs from verbal or written requests. Assists other facility personnel as required by workload or emergency situations, including inclement weather conditions and follows all standards and prescribed safety regulations, including responding to on-site emergency calls.

    Job Responsibilities:

    + Possesses competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance.

    + Knowledge of housekeeping, janitorial duties, and garbage/snow removal.

    + Working knowledge of basic hand tools and other equipment.

    + Ability to lift, grasp, and/or carry supplies or equipment weighing up to 50 lbs.

    + Ability to climb stairs and ladders and work at heights up to approximately 15 feet.

    + Maintain inventory of supplies needed to maintain facility and perform job function.

    + Report hazardous conditions or deficiencies which cannot be readily repaired, to the direct Supervisor.

    + Clean designated building areas (which includes but not limited to buffing, waxing sweeping, mopping, dusting vacuuming and wiping down common areas thru-out shift).

    + Responsible for the upkeep of high traffic areas including outside premises, main entrance, elevators, stairwells and Lobby areas.

    + Responsible for sanitizing and disinfecting restrooms, conference rooms and family meeting areas throughout the site.

    + Responsible for garbage (Including recycling, ensuring that garbage is placed out on appropriate days)

    + Responsible for the maintenance of the outside of the building areas as needed.

    + Monitor and maintain cleanliness and organization of assigned work areas.

    + Attendance and participation in scheduled meetings. Maintains the confidentiality and security of all data and information relating to the facility. Abides by all relevant facility policies and procedures.

    + Assists in the development, implementation, and maintenance of the property’s ongoing energy conservation programs.

    + Performs all other duties deemed appropriate by Supervisor.

    Position Qualifications: What do successful candidates need to have to do well in this position?

     

    + Valid driver’s License required.

    + High School Degree/GED Preferred but not required.

    + A minimum of 2 years of progressive responsible building maintenance/porter related experience.

    + Excellent customer services and communication skill

    + Bilingual a plus but not required.

    + A proven capacity to work inclusively and collaboratively with programs and external stakeholders.

    Salary & Compensation:

    + Base Salary or Hourly Rate: $24.73/hour ($45,000.00/year)

    + FLSAStatus: Non-Exempt
