Description We are looking for an experienced Property Accountant to manage the financial operations of our real estate portfolio based in Salem, New Hampshire. This role requires a proactive individual who can handle a variety of accounting tasks while supporting property management activities. You will play a key part in ensuring financial accuracy and maintaining strong relationships with tenants, vendors, and property owners.
Responsibilities:
• Communicate effectively with property owners, tenants, and vendors to address inquiries and resolve issues.
• Oversee accounts receivable, including tenant outreach for rent collection, posting late fees, and issuing late notices.
• Manage accounts payable by processing invoices, performing data entry, applying general ledger coding, and billing work orders for maintenance staff.
• Prepare journal entries and facilitate month-end closing processes to ensure timely financial reporting.
• Generate monthly, quarterly, and annual financial statements with a high degree of accuracy.
• Maintain the general ledger and update supporting schedules and workbooks as needed.
• Conduct budget-to-actual variance analyses and reconcile accounts to maintain financial integrity.
• Collaborate with property managers to address tenant needs, coordinate vendor services, and resolve building-related issues.
• Maintain and update property management software (Sage 300) by entering work orders and organizing electronic records such as leases, contracts, and invoices.
• Enforce the terms of commercial lease agreements and ensure compliance with property management policies. Requirements • A minimum of 5 years of experience in property accounting or a related field.
• Proficiency in accounting software systems such as Sage 300, AMSI, or AppFolio.
• Strong knowledge of accounting functions, including accounts payable, accounts receivable, and accrual accounting.
• Experience with preparing financial statements and reconciling accounts.
• Ability to perform general ledger maintenance and variance analysis.
• Excellent communication skills to interact with tenants, vendors, and property owners.
• Strong organizational skills to manage electronic records and property management documents.
• Familiarity with commercial lease agreements and property management operations.
