    Hiring: Property Manager

     

    About the Property Manager Position

     

    Full-time

     

    Exempt

     

    Deadline: Rolling

     

    The Property Manager works to establish and maintain strong working relationships within community members, tenants, vendors, municipalities, and contractors, while promoting the organization’s mission and values.

     

    • Manage day-to-day operations of properties, including rent collection, lease administration, and maintenance coordination

    • Serve as the primary point of contact for tenants, addressing inquiries, concerns, and service requests promptly and professionally

    • Manage all communications with residents regarding rent and past due balances, service and maintenance to properties, including but not limited to: preparing and facilitating reminders, payment arrangements, and/or legal eviction procedures

    • Conduct regular (and move in/move out) property inspections to ensure compliance with safety, cleanliness, and maintenance standards

    • Coordinate and supervise maintenance, repairs, and contractor services

    • Market vacant units, screen potential tenants, and manage leasing processes

    • Maintain accurate records of property-related income, information, expenses, leases, and legal documents

    • Prepare budgets, monitor expenses, and report on financial performance to Finance Team and Executive Leadership Team

    • Ensure compliance with local, state, and federal regulations, including fair housing laws and safety standards

    • Handle tenant disputes, violations, and evictions as needed in accordance with legal guidelines

    • Implement strategies to retain tenants, engage tenants and community, and improve overall property value and tenant satisfaction

    • Processes move-out paperwork and security deposits, and inputs information into rental software.

    • Ensures timely communication of all phases of property operation, resident issues and significant changes or problems.

    • Enforces and adheres to lease and rules and regulations as appropriate to Fair Housing laws and ensures consistent treatment of all residents.

    • Maintains a professional office atmosphere to ensure all residents and prospective residents feel welcome. Maintains a positive customer service attitude; including but not limited to being pleasant, professional, and responsive to residents, prospective residents, vendors, and contractors.

    Ideal Candidate will have:

    • Minimum three (3) years of experience as a Property Manager or in a similar role

    • High school diploma or equivalent; Bachelor’s degree in Business, Real Estate, or related field is a plus

    • Strong understanding of property management principles, leasing, and tenant relations

    • Knowledge of relevant laws and regulations (e.g., landlord-tenant laws, fair housing)

    • Excellent organizational, communication, and problem-solving skills

    • Proficiency with property management software and Microsoft Office Suite

    • Ability to work independently and manage multiple priorities

    • Certification(s), such as Tax Credit Services Certification, Fair Housing Law Certification, Accredited Resident Manager (ARM) or Certified Manager of Housing (CMH), Community Health Worker (CHW) preferred but not required (must be willing to become certified)

    • Knowledge of Tenant rental Certification System (TRACS) (affordable sites) and Management Interactive Network Connection (MINC).

    • Must have or obtain a Certified Occupancy Specialist (affordable sites).

    • Must have and or obtain STAR certification.

    • Experience with LIHTC (affordable sites) and Section 8 properties.

    • High level of organization and attention to detail.

    • Knowledge of financial reporting and budgeting principles.

    • Strong supervisory skills.

    • NYS Notary License must be obtained within six months of hire.

    • Familiarity with work order systems a plus. Salesforce experience helpful.

    • Willing to work evening and weekend hours, as necessary.

    • A valid NYS driver’s license and access to reliable private transportation are required.

     

    Salary Range for the position is: $55K – 65K
