Job Title:** **HVAC Project Manager
**Job Summary:** EMCOR Services Combustioneer has an immediate opening for a **HVAC Project Manager in Lanham, Maryland.** This position is responsible for daily operations of designated construction projects; from initial planning to completion, under the contract. Oversees the contract budget; supervision of project personnel, supervision of new construction and remodeling of facilities; repair and maintenance, and systematic inspection, planning, and accomplishing repairs to facilities.
Essential Duties and Responsibilities:
+ Fully responsible for the successful completion of all aspects of the assigned project/contract between Combustioneer and the client.
+ Prepares monthly financial forecasts and monthly updates. Ensures that the project is managed in a manner that meets all safety/contractual requirements and financial goals.
+ Manages the overall operations of the contract, including: the performance of daily operations and scheduled milestones.
+ Evaluate and insure the efficient operation of the project, controlling operational expenses at a minimum level which is consistent with sound operations practices and contractual requirements.
+ Provide administrative and technical direction and supervision to staff in completing projects.
+ Supervise the negotiation and bids for subcontracts and equipment/material suppliers related to assigned projects.
+ Discuss, plan, and delegate major project assignments to supervisory staff as required/necessary; determine project execution priorities.
+ Coordinates purchase of necessary supplies, equipment and services from appropriate sources and maintains proper inventory control, in concert with the company warehouse specialist.
+ Maintains liaison with architects, engineers and contractors/ subcontractors engaged in plant expansion, renovation, or other major projects.
+ Maintains sufficient records, files, controls, procedures to insure management and work production.
+ Develop training sessions for employees who require them.
+ Maintains a strong safety program
Qualifications:
+ **Project Manager with at least 7 years experience in construction with at least ten years direct experience in Heating Ventilation Air Conditioning, and Direct Digital control (DDC) systems maintenance, repairs and installation.**
+ **Must have knowledge of submitting written proposals, scopes of work, scheduling and coordinating project contractors and other assigned personnel; a thorough understanding of schedules and operations and the ability to meet demanding customer requirements.**
+ **Strong experience with Windows & MS Office**
+ **Knowledge of facilities mechanical and electrical systems**
+ **Demonstrated skill at developing and nurturing client relationships**
+ Excellent communication skills – verbal and written
+ Ability to organize and lead a group of people, work independently or as member of a team, and to adapt to ever changing priorities
+ Familiarity with contracting procedures
+ Ability to plan, organize, coordinate, direct, and control all aspects of a construction project.
+ Ability to work with the customer to find amiable solutions to difficult issues.
+ Ability to work with management Systems and variety of skilled/unskilled, professional, administrative, and industry personnel.
+ Basic knowledge of office administration, plant management, reporting, budgeting and control, and business operations, blueprints, buildings, grounds, equipment, housekeeping, construction, repair, maintenance, purchasing, inventory control, fire, safety management, BOCA & OSHA codes.
+ Must be willing and able to travel up to 25 miles from the site
Physical Demands
The individual must be able to walk throughout a construction site or large facility to include climbing stairs and walking on catwalks.

Compensation Range: $95.000 - $125,000 annual salary
Other Compensation: Performance bonus opportunity and vehicle stipend,
