    AKS Engineering & Forestry (AKS) has an opening for a full‐time Construction Manager/Owner’s Representative. You will work closely with AKS Lead Construction Managers, Project Managers, and the associated design and construction teams. You will provide construction management to ensure infrastructure and private and public development projects are built per the project schedule, budget, plans, and specifications. You will potentially be supervising inspectors on your projects, as well as conducting inspections. You will need to review team deliverables and reports before submittal, and partner with fellow construction managers to manage overall inspector workload. As a Construction Manager, you will assist with project feasibility estimates and reports and work with engineering Project Managers to facilitate the necessary permitting requirements of the projects. During AKS project design, you will also provide constructability reviews, value engineering support, and detailed engineer’s estimates. You will need to manage procurement for the project owners by managing and drafting bid packages, addenda, and bidder comparisons documents.  Construction Managers/Owner’s Representatives will assist clients with contract negotiations and contractor selection.

     

    Who You Are

     

    + Minimum of 4+ years of proven working experience in the construction/engineering industry.

    + BS or AS degree in Construction Management, Civil Engineering, or related field.

    + Current driver’s license and safe driving record. Must be able to be insured to drive an AKS vehicle.

    + Understanding of construction methods and technologies, including interpreting contracts, technical drawings, and specifications.

    + Experience navigating challenging worksites, including in inclement weather and with uneven/unstable ground.

    + Proven ability to make quick and strategic decisions in high‐stress situations while balancing multiple priorities and deadlines in order to move projects forward.

    + Construction cost estimating experience.

    + Ability to work quickly, manage multiple priorities, and meet deadlines.

    + Ability to plan and see the “big picture.”

    + Good written and verbal communication skills.

    + Careful attention to detail.

    + Strong leadership skill set.

    + Good understanding of both construction management tasks and construction tasks sequencing best practices.

    + Confidence to lead internal and external project meetings.

    + Good, existing reputation in the local civil marketplace.

     

    What You'll Do

    Working with the Lead Construction Manager, the following tasks will be assigned:

    + Managing construction related issues, either directly or working with the AKS Construction/Project Manager.

    + Representing AKS with the contractor, municipal agents, and client; establishing good working relationships is critical.

    + Negotiating terms of agreements, drafting contracts, and obtaining permits and licenses.

    + Preparing and negotiating cost estimates, budgets, work timetables, and constructability assessments.

    + Creating and managing budgets, including discussions with contractors, subcontractors, and the owner.

    + Leading the effort with the Project Manager and Project Coordinator to obtain permits.

    + Preparing internal and external reports pertaining to project progress, schedules, and cost tracking for AKS, the AKS Project Manager, and client(s).

    + Ensuring all changes to specifications, work scope, and drawings are documented.

    + Planning project strategies, handling unexpected issues and delays, and creating effective solutions to problems as they arise.

    + Monitoring construction schedule performance and investigating reasons for less-than-satisfactory performance.

    + Conferring with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work complaints or construction problems.

    + Analyzing, managing, and mitigating risks.

    + Inspecting and documenting the construction progress of streets, earthwork, and utilities to ensure compliance with contract documents, specifications, and building codes.

    + Creating a safety‐oriented site and communicating safety protocols.

    + Reviewing and coordinating contractors, subcontractors, field staking, and field inspectors.

    + Reviewing contractor billing and verifying billed quantities.

    + Performing the construction project closeout effort including all paperwork, facilitating bond estimates and correspondence, establishing contractor completion lists, and proactively securing project closeout.

    + Managing the warranty release efforts on projects.

    + Completing projects and special assignments as requested.

    + Doing what needs to be done.
