Job Title: Facilities Maintenance Superintendent
Job Description
We are seeking a dedicated Facilities Maintenance Superintendent to manage and oversee the maintenance and physical condition of our commercial property. The ideal candidate will lead a team of engineers and maintenance staff, ensuring efficient operations and contributing to our business goals.
Responsibilities
+ Direct and manage both union and non-union maintenance staff, including porters and security personnel.
+ Prioritize and delegate assignments to maintain high customer service standards.
+ Manage all property maintenance needs to ensure optimal physical conditions.
+ Conduct daily inspections of the grounds, both interior and exterior.
+ Implement and manage preventive maintenance programs for fire safety equipment, HVAC, and other mechanical systems.
+ Collaborate with mechanical trades including electricians, HVAC technicians, and plumbers.
+ Support and implement fire safety plans and conduct quality fire and emergency evacuation drills.
+ Maintain compliance with fire code requirements.
+ Assist with maintenance tasks such as carpentry and plumbing.
+ Complete work orders and inspect property for issues like water leaks or electrical malfunctions.
+ Assist with snow removal and manage tenant service requests.
+ Maintain professional relationships with tenants, vendors, and peers.
+ Conduct Capital Expenditure recommendations and manage construction projects.
+ Ensure compliance with company policies and procedures.
+ Initiate energy conservation measures and negotiate with vendors.
+ Monitor contract terms and enforce compliance.
Essential Skills
+ Minimum of a high school diploma or equivalent.
+ At least 7 years of experience in a leadership role within commercial building operations and maintenance.
+ Experience with HVAC, boilers, and other mechanical systems.
+ Familiarity with Energy Management System programming and operations.
+ Proficient in Outlook, Excel, and Word.
+ Ability to read and understand budgets and financial reports.
+ Utility management experience, including tracking and reporting.
+ Strong interpersonal skills and initiative.
+ Ability to respond quickly to emergencies.
+ Hands-on troubleshooting skills in HVAC, electrical, plumbing, and fire safety.
Additional Skills & Qualifications
+ **Q01/Q99 Refrigeration Engineer certification.**
+ **EPA Section 608: Universal CFC Certification.**
+ **A35: Operate and Maintain Air Compressors certification.**
+ **F01: Citywide Fire Guard for Impairment certification (or willingness to obtain within six months).**
+ **F60: Fire Guard for Torch Operations certification (or willingness to obtain within six months).**
+ **G60: Torch Use of Flammable Gases certification (or willingness to obtain within six months).**
+ **S12: Citywide Sprinkler certification.**

This is a Contract position based out of Brooklyn, New York.
Pay and Benefits
The pay range for this position is $35.00 - $42.00/hr.
