Job duties may include, but are not limited to:
Tenant Relations
Manage relationships and high retention levels with all tenants. This involves:
+ Provide best-in-class customer service to all tenants.
+ Frequent face-to-face visits, phone calls and e-mail check-ins, both formally and informally, with tenants.
+ Respond to tenant needs and coordinate with staff to resolve issues in an appropriate and timely manner.
+ Enforce the provisions of lease agreements in an appropriate manner. Recommend and coordinate action, as necessary, with approval from Leadership Team.
+ Plan, coordinate and manage tenant relations events at properties per approved budget.
Property Operations
+ Make regular property inspections - including at least monthly inspections with maintenance technician and vendors including landscaping, janitorial, etc.
+ Coordinate modifications and maintenance of property, as necessary.
+ Coordination of all service contractors engaged to perform services at properties.
+ Maintain comprehensive property records including but not limited to parking agreements, parking ratios/availability, storage agreements/availability, tenant contact lists, personal property lists, historical project lists, building access logs, attic stock inventories, etc.
+ Maintain current list of building floor plans, available square footage, “as-built” drawings and construction drawings as available.
+ Assist in marketing of available space.
+ Understand and summarize lease language as needed to make informed, accurate recommendations/decisions.
+ Provide coordination between tenant, maintenance, and construction manager to ensure tenant improvements continually progress in a complete and timely manner, and quality of workmanship is satisfactory.
+ Assist in continuous improvement and updating of departmental and company standard operating procedures.
Accounting/Finance
+ Review and approve tenant billback charges.
+ Review and approve monthly tenant billings including reoccurring rent charges, parking, storage, etc.
Requirements
Education
+ High school diploma or equivalent
+ College degree (Preferred but not required)
Experience
+ 2+ years of experience in the multi-family property management or leasing
+ Rent Manager software experience preferred, but not required
Other required knowledge, skills, and abilities
+ Excellent interpersonal, communication, and problem-solving skills
+ An impeccable client and customer relationship track record
+ Sound judgement, attention to detail, & decision-making skills
+ Strong work ethic and commitment to excellence
+ Ability to read, write, speak, and comprehend English
Other requirements
+ Must pass criminal background check
+ Valid driver’s license & reliable vehicle
+ Available to work occasional evenings and weekends as needed
