Job Summary
A Facilities Maintenance Supervisor is responsible for supervising the day-to-day operations and building maintenance of CareOregon's buildings, equipment, and grounds. This position requires organizational and problem-solving skills, as well as technical knowledge of building systems and safety standards. The Facilities Maintenance Supervisor plays a crucial role in maintaining a safe, secure, and well-functioning environment for all occupants.
Essential Responsibilities
• Supervising facility maintenance activities of CareOregon buildings and spaces.
• Coordinating repairs and renovations with internal staff and external contractors.
• Supervising and directing repair and maintenance personnel and facility operations team.
• Ensuring all CareOregon buildings meet high standards of functionality, safety, and efficiency.
• Supervising facility operations and activities (including preventative maintenance). Confirming that external vendor work has been completed as contracted.
• Developing & implementing CareOregon Facility Operations Manual (OM).
• Overseeing CareOregon equipment maintenance and coordinating projects.
• Maintaining accurate facility records and preparing management reports.
• Coordinating repairs and/or capital improvement projects with internal staff and external contractors.
• Inspecting facilities: Conducting regular inspections of CareOregon buildings to ensure compliance with local, state, and federal regulations.
• Supervising janitorial and other contracted maintenance personnel.
• May participate in after-hours emergency call schedule.
Employee Supervision
• Manage team and recommend team direction and goals in alignment with the organizational mission, vision, and values.
• Identify work and staffing needs to meet work expectations; recruit and hire, using an equity, diversity, and inclusion lens.
• Plan, organize, schedule, and monitor work; ensure employees have information and resources to meet job expectations.
• Lead the development, communication, and oversight of team and individual goals; ensure goals, expectations, and standards are clearly understood by staff.
• Train, supervise, motivate, and coach employees; provide support toward employee development.
• Incorporate guidance from CareOregon equity tools into people leadership, planning, operations, evaluation, and decision making.
• Ensure team adheres to department and organizational standards, policies, and procedures.
• Evaluate employee performance and provide regular feedback to support success; recognize strong performance and address performance gaps and accountability (corrective action).
• Perform supervisory tasks in collaboration with Human Resources as needed.

Experience and/or Education
Required
• Minimum 3 years’ experience in Facility Maintenance Technology, Facility Management, Engineering, or related field
• Basic knowledge of mechanical and electrical systems with Limited Maintenance Electrician (LME) license or higher
• Valid driver’s license, acceptable driving record and automobile liability coverage or access to an insured vehicle
Preferred
• International Facility Management Association (IFMA) Certification, and/or Degree in Facility Maintenance Technology, Facility Management, Engineering or related field
• Minimum 1 year experience in a supervisory or lead position or completion of CareOregon’s Aspiring Leaders Program; lead roles preferably include regular assistance to a manager or supervisor in staff
Knowledge, Skills and Abilities Required
Knowledge
• Operational knowledge of building maintenance systems (Reliable Controls or similar), Computer Maintenance Management Systems (CMMS), technical operations, and building codes and regulations
Skills and Abilities
• Ability to supervise multiple facility projects and work independently while ensuring the highest standards of safety and function
• Strong computer skills are essential
• Ability to work effectively with diverse individuals and groups
• Ability to learn, focus, understand, and evaluate information and determine appropriate actions
• Ability to accept direction and feedback, as well as tolerate and manage stress
• Ability to see, read, and perform repetitive finger and wrist movement for at least 6 hours/day
• Ability to hear and speak clearly for at least 3-6 hours/day
• Ability to stand, walk and climb stairs up to 8 hours/day
• Ability to crouch, crawl, reach and/or bend for at least 1-3 hours/day
• Ability to operate a motor vehicle

Work Location: Office - 5 days/week, facilities
Schedule: Ability to work occasional evening and weekend hours.
