    Job Title: Project Manager

    Job Description

    The Project Manager plays a crucial role in leading and mentoring a team of Assistant Project Managers, Project Engineers, and Superintendents. This position involves client liaison responsibilities, safety management, preconstruction and proposal activities, and project close-out duties. The role requires a deep understanding of construction management, particularly in multi-family residential projects.

    Responsibilities

    + Lead and mentor a team of direct reports, including Assistant Project Managers, Project Engineers, and Superintendents.

    + Hold biweekly meetings with the team to discuss project progress and individual performance evaluations.

    + Assist with the training and development of direct reports.

    + Familiarize with the Owner’s needs and ensure the project meets those standards.

    + Collaborate with the client or internal development manager to guide the client through the preconstruction phase.

    + Maintain communication throughout the project lifecycle to ensure it stays within budget and schedule.

    + Work in tandem with the superintendent to develop a project-specific safety program and enforce safety on the project site.

    + Develop and manage preconstruction schedules with the Development Manager or independently for third-party clients.

    + Secure VP approval for preconstruction fees that account for costs, profit, and risk.

    + Implement quality control programs and ensure design documents meet compliance, budget, and constructability standards.

    + Support preconstruction activities including site studies, permits, utilities, and municipal approvals.

    + Participate in project team selection and collaborate with the Superintendent on field setup and logistics.

    + Coordinate plans across stakeholders—clients, subcontractors, field teams, designers, and agencies.

    + Develop construction schedules for bid documents with Superintendent input.

    + Manage subcontractor procurement: create bidder lists, issue bid packages, define scopes, and ensure coverage.

    + Address bidder inquiries, issue clarifications, and compile bid binders with comparative tabulations.

    + Lead project and proposal kick-off meetings; oversee Estimator and Project Coordinator contributions.

    + Confirm project address, review owner contracts, and ensure timely execution of subcontracts and change orders.

    + Align lead times with schedules and enforce proactive submittal processes.

    + Assist with permitting and ensure compliance with all regulatory requirements.

    + Prepare and coordinate proposals—including estimates, schedules, and scopes—for VP review and approval.

    + Assign proposal responsibilities, track construction budgets, and maintain job cost accountability.

    + Provide cost comparisons and alternates; ensure general conditions align with schedule and logistics.

    + Review and approve final proposals prior to client presentation.

    + Coordinate punch list preparation and warranty work with Project Engineer and Superintendent.

    + Ensure completion of warranty packages and assembly of close-out documentation.

    + Lead project close-out meetings, recommend delivery standard improvements, and file final reports.

    + Provide project summary information to Marketing for promotional or archival use.

    Essential Skills

    + Bachelor's degree in Construction Management, Architecture, or a related field (REQUIRED)

    + 6 - 10 years of experience as a lead project manager.

    + Experience in multi-family residential projects (REQUIRED)

    + High communication skills, as the role is client-facing..

    + Proficiency in construction management software, such as Procore.

    Additional Skills & Qualifications

    + OSHA 10+ certification.

    + Time management skills.

    + Experience leading a team.

    + Composure in unpredictable situations.

    + Problem-solving skills.

    + Experience with precast construction is a plus.

    Work Environment

    The company offers flexibility, with both in-office and onsite requirements. This role supports phase 2 of a ground-up multifamily residential project in Vernon Hills, IL. Phase 1 consisted of completion of a 180-unit multifamily building, and phase 2 involves adding a second building with 287 units. The environment encourages collaboration and community building.

    Pay and Benefits

    The pay range for this position is $62.50 - $67.31/hr.
