    Job Overview:

    The Portfolio Management Analyst will be responsible for the modeling and reporting of fund and asset level investment performance. This candidate will support strategic investment management initiatives, perform in depth analysis of property level and portfolio level data, and conduct market research to support both the firm’s Investment team and the Chief Financial Officer.

    Responsibilities:

    • Maintain rollup financial models for each fund, ensuring the accuracy of all information, including historical and projected investment cash flows, investor contributions/distributions, key performance indicators such as IRR and MOIC, and fund-level expenses.

    • Prepare investment update presentations to communicate original underwriting investment thesis versus actual asset performance and strategy updates

    • Facilitate and run hypothetical disposition and refinancing scenarios for both residential and hotel assets

    • Build and maintain assets held for investment valuation models to include forecasting the investment cash flow, tracking key performance indicators such as IRR and MOIC, and preparing ad hoc analyses reports for fund management such as development sales scenarios.

    • Continually improve financial models as well as processes and procedures to increase efficiency and quality of modeling

    • Maintain residential analysis of market rates and valuations

    • Generate regular and ad-hoc reports on key performance indicators such as occupancy rates, rental rates, net operating income, cash flow, and return on investment

    • Participate in quarterly operating review with hotel and corporate management teams

    • Collaborate with internal and external specialists and advisors to evaluate and implement value add initiatives such as tax credits and cost segregation studies

    • Proactively highlight and communicate fund and asset-specific issues and opportunities

    • Maintain knowledge of markets, including market performance trends, competitor information, recent transactions, and supply pipeline

    • Travel to real estate assets, companies and other key stakeholders and partners to research market conditions that affect performance and disposition opportunities

    Requirements

    Qualifications:

    • 2-5 years relevant experience in a finance or real estate role

    • Bachelor’s degree in real estate, finance, business, or related field

    • Background and interest in real estate, finance, accounting, and/or capital markets along with a proficiency in financial and accounting concepts

    • Strong financial modeling, presentation, communication (written and oral), and project management skills

    • Ability and desire to work in a fast-paced, entrepreneurial, and demanding environment
