Description and Responsibilities

Open Sky is looking for an experienced Property Manager to provide oversight to all work orders, projects and maintenance of leased and owned properties within their assigned region. They will act as a liaison between all funders, housing authorities, property owners and Open Sky stakeholders to ensure all properties comply with funder and regulatory guidelines, including safety codes and environmental standards, and will supervise all Maintenance Technicians within their assigned region.

Other Key Responsibilities:

+ Work with landlords, regulatory agencies and program staff to develop annual maintenance schedules, capital replacement plan and budget. Correct physical plant deficiencies identified by Property Services and all funding sources.

+ Collaborate with the Maintenance Team and Program Managers to ensure all programs meet the physical plant standards set by their funding sources such as Quest, CARF, DMH licensing, various Housing Authorities, Department of Housing and Community Development, Housing and Urban Development, etc.

+ Negotiate leases with current and future landlords. Track and review leases for agency leased properties and apartment leases for individuals served.

+ Assist in selecting, hiring, and overseeing external contractors and vendors for specialized repair and maintenance work.

+ Inspect properties regularly to identify and address maintenance issues promptly. Perform annual property inspections on all properties.

Qualifications

+ High School Diploma, GED or equivalent, required.

+ Minimum of three years’ professional experience in the management and administration of multiple residential and/or commercial properties, required.

+ Previous experience in commercial and residential lease negotiation, highly preferred.

+ Must be able to interact professionally with property owners, regulatory agencies, contractors, maintenance personnel, and other professionals.

+ Proficient with technology, including property management software is a plus.

+ Excellent verbal and written communication and organizational skills, required
