The Real Estate Assets department owns and manages a portfolio of over 500 Publix-anchored properties. The department manages the portfolio in-house including Property Management, Lease Administration, Leasing, Acquisitions, and Asset Management teams. Within the department, the Asset Manager coordinates the efforts of the property management, leasing, and due diligence teams for generating incremental revenue and maximizing net operating income (NOI) to create value for each real estate asset within the Publix Real Estate Portfolio. Ideal candidates can multi-task, problem solve, and demonstrate creativity by thinking outside the box. Additionally, they have strong interpersonal skills with strong critical thinking and negotiating skills.
In Publix's corporate offices, we value in-person interactions, similar to those our store associates have with customers. Many of Publix's corporate offices offer work from home up to two days a week. Each business area implements their policy differently and should be discussed during interviews.
What you’ll do
+ develop and implement strategies for the property management and leasing functions within the department
+ support the implementation of corporate initiatives regarding acquisition and re-development of Publix-anchored retail properties
+ analyze and interpret trade area demographics and trends to inform asset strategy
+ oversee the financial management and operational excellence of all assigned assets
+ manage all aspects of the acquisition process for Publix-anchored shopping centers and coordinate with all key internal and external personnel involved
+ evaluate potential investments in new proposed redevelopments and tenant developments of existing shopping centers
+ act as the single point of contact for all Publix invested joint ventures for assigned territory
+ manage activities, special projects/tasks, and contract compliance associated with property managers, vendors, contractors, and consultants
+ Implement and execute strategies to other functional areas within Publix to secure space and/or real estate for non-retail needs

Year End Bonus:
As a year-end bonus to associates, Publix issues one month’s extra pay (pro-rated in the first year) each year if associate remains employed through issue date of the bonus check that year. This is calculated as a 13th month of pay in the Potential Annual Pay with Bonus line above.

Required Qualifications:
+ Bachelor’s degree in an analytical discipline or equivalent experience
+ at least four years of commercial real estate experience or related work experience in project management and financial analysis
+ knowledge of legal descriptions and terms
+ knowledge of economics and its relationship to return on investment
+ knowledge of Real Estate finance, capital markets, and Shopping Center P&Ls
+ knowledge of market rents, land costs, site work costs, and construction costs
+ knowledge of regulatory development processes including planning, zoning, and the comprehensive land use plan amendment process
+ knowledge of the development process, growth-related issues and planning issues
+ knowledge of site planning issues related to traffic patterns, parking patterns, ingress and egress, co-tenancy, loading, and unloading store
+ knowledge of socio-economic and demographic information related to a specific site, area, or region (including historic trends and future projections)
+ excellent written and verbal communication skills
+ consensus-building abilities
+ ability to quickly analyze financial information and apply it to specific situations
+ ability to work in a stressful, high-pressure environment with multiple projects, all with varying & extremely tight deadlines
+ ability to make public presentations & facilitate large team meetings with associates from multiple departments
+ basic skills with Microsoft Office Excel, Word, Outlook, PowerPoint, and SharePoint
+ willingness to travel overnight, for multiple days, on a regular basis
+ willingness to work nights, weekends, and extended hours as business needs require
+ willingness to operate a vehicle and have driving record verified
Preferred Qualifications:
+ MBA, or master’s degree in an analytical discipline
+ five or more years in the Publix Real Estate Department with experience in dealing with property managers, leasing associates, accounting, and finance
+ prior asset management experience
+ Certified Commercial Investment Member (CCIM) designation
+ Certified Public Accountant (CPA) licensure
+ knowledge of all geographic areas in which Publix operates and all growth within those areas
+ knowledge and familiarity with Publix’s company-controlled properties
+ knowledge of Publix construction process
+ ability to monitor the productivity of store locations, including the ability to analyze sales and profit reports
+ advanced proficiency with the Compass computer system
+ basic proficiency with the Landmark computer system
+ basic proficiency with Argus or SAP computer systems
+ intermediate skills with Microsoft Office Outlook and Excel
