The Senior Project Manager will assist Michaels Student Living's Business Development and Development Team, as well as the Design Management side of the Construction Services Department on preconstruction and construction oversight on multiple large-scale development/construction projects. The Senior Project Manager will be the owner’s key person to guide and manage the construction phase to be delivered within the committed schedule and budget. A key to this is managing the owner hard cost contingency.
In addition, this position will coordinate project management topics to include: Interaction and Support for the development team, conceptual estimating, preliminary scheduling, value engineering (VE), cost control/contingency tracking, hiring consultants, selection of the general contractor (GC) and owner vendors (OVs), review of general contractor estimates, participate in the GC Contract preparation and negotiation, attendance at OAC meetings, payment application review/tracking, RFI/Submittal review, management of punch list, and transition to management.
Responsibilities
+ Position may require management of other PMs, and/or APMs.
+ Manage the Project setup, Preconstruction, Construction, and Post Construction tasks that fall within the duties of the Construction Services Team.
+ Manage certain identified pre-development tasks, as well as, other tasks through Design Development phase.
+ Manage the development and review of internal and external reports including: project budgeting, project cash flow forecast, GC and subcontractor pay application tracking, and project status report.
+ Take the lead with negotiating, reviewing agreements, contracts, and change orders.
+ Manage internal and external project risk reviews and communicating project status, with regard to risks, schedule, and costs to all stakeholders.
+ Monthly reporting as required. Communicated orally, and through written reports.
+ Review subcontractor selection process and detailed scope of works.
+ Assist in reviewing and managing the general contractor, and owner vendor invoicing process.
+ Adhere to project documentation and filing systems.
+ Manage securing applicable project permits.
+ Manage hard cost contingency throughout duration of project. Report costs monthly to executive team.
+ Periodically review general contractor’s safety & health performance of project.
+ Participate in project inspections, testing, audits, and assessments as required.
+ Lead reviewer/facilitator of the general contractor’s change orders and delay claims.
+ Attend and participate in project and corporate meetings as needed.
+ Facilitate the project turnover documentation, recordkeeping/retention, warranty administration and project closeout.
+ Manage compliance of company policies in all project aspects.
+ All other duties as assigned.
Qualifications
Required Experience:
+ This position requires a minimum of a four (4) year bachelor’s degree from an accredited higher education institution and eight (8) years of related experience OR a minimum of ten (12) years project management experience in the construction industry.
+ Candidate must have experience in the development and construction of Market rate and Student housing.
+ Candidate must be proficient with operating computer software. Software includes but is not limited to Microsoft Office (Word, Excel, Outlook, PowerPoint and Access), Adobe Acrobat, Bluebeam, document control (Salesforce or similar), scheduling (Primavera/MS Project/other), cost control, and project management software (Procore/other).
+ Candidate must show past project experience of leading a team of design and construction professionals successfully.
Required Education/Training:BS required, or Project Management experience in lieu of degree
Required Skills and Abilities:
+ Candidates must be of high integrity and conduct themselves in a professional and ethical manner.
+ Able to work well within a team atmosphere.
+ Be a self-starter, and able to take the initiative and lead a team through challenging tasks to a successful outcome.
+ Commitment to the goals of the project (Results oriented).
Working Conditions:
+ Up to 40% overnight travel may be required.
+ Visits to a project’s construction site.
Salary Range Information:
The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
