    The Opportunity

     

    Reporting to MIMT’s Director of Dispositions and Acquisitions, the Transactions Manager is responsible for integrating all aspects of the disposition process to ensure timely and successful completion of land sale projects. In addition, the Transactions Manager may assist MIMT’s Acquisitions team members in aspects of acquisition projects.

     

    **Location:** Preferably Charlotte, NC (Location flexibility can be discussed)

    **General Directive:** Responsible for assisting the Director, Dispositions and Acquisitions with providing oversight and implementation of MIMT’s land sales functions for all investments. Provide timely, accurate, value-added decision support in the areas of land sale strategy, parcel price development, price and contract negotiation, closing coordination, and client communications. These tasks are to be performed in a team environment involving the appropriate Manulife Forest Management (MFM) and MIMT personnel.

    Scope:

    + All commercial forest investment regions for MIMT’s clients.

    + Develop and maintain a strong relationship with appropriate MIMT and MFM personnel.

    + Service the continuous information and communication needs of multiple teams based in multiple regions.

    Job Dimensions:

    + Reports to MIMT Director, Dispositions and Acquisitions

    + Work alongside Transactions Team Coordinator

    Responsibilities:

    + Assist with development of strategic disposition and value-added plans at the property and parcel level for targeted client holdings.

    + Assist with all phases of disposition projects including implementation of strategic plans, purchase price development, management of the sales marketing effort, purchase price and contract negotiations, client and internal committee approvals, communication with buyers and closing attorneys, and eventual closing procedures.

    + Support the MIMT client account management team in providing information and analysis specifical to land sale needs.

    + Support the development, evaluation and implementation of a variety of value adding initiatives on client assets.

    + Support MIMT Acquisitions Team on special projects as needed or requested.

    + Provide oversight of national retail land sale program and network of external brokerage firms. Key responsibilities include pricing retail tracts; responding to offers; and establishing retail land sale programs in new or existing investment geographies

    + Work with wide array of potential buyers to implement opportunistic land sales. Buyer types include, but are not limited to, recreational buyers; solar and oil and gas companies; conservation groups; and public agencies

    + Coordinate efforts with internal and external stakeholders to prepare property sales. Functions include: working with MFM Resource Support and MIMT Global Resource Planning teams to prepare sale inventory and mapping data needs; ordering title commitments and phase I ESA assessments; gathering land records.

    Qualifications:

    + Bachelor’s degree in forestry or equivalent experience; a graduate degree in a forest-related discipline or business is highly desirable.

    + At least five years of experience in forest management, real estate, or timberland investment planning.

    + Expertise in land records, timberland appraisal, and contract negotiations.

    + Strong understanding of the real estate value of forestlands in North America.

    + General knowledge of forestry across North and South America and Australasia.

    + Familiarity with real estate law and practices.

    + Excellent organizational and analytical skills.

    + Proficiency in written and verbal communication, discounted cash flow analysis, comparable sales analysis, GIS mapping systems, and Microsoft applications.

    + Ability to work effectively as part of a team and independently manage multiple projects with minimal supervision.

    + Enthusiastic, self-motivated, and capable of taking initiative.

    Salary range is expected to be between

     

    $91,000.00 USD - $165,000.00 USD

The actual salary will vary depending on local market conditions, geography and relevant job-related factors such as knowledge, skills, qualifications, experience, and education/training.
