Description

We are looking for an experienced Commercial Real Estate Attorney to join our team in Washington, District of Columbia. The ideal candidate will bring a strong background in handling complex real estate transactions, including acquisitions, developments, and financing. This role requires exceptional communication skills, the ability to work independently, and a proven track record of managing multiple priorities effectively.

Responsibilities:

• Oversee the acquisition, development, and sale of commercial, retail, industrial, residential, and mixed-use real estate projects.

• Prepare and finalize documentation for the purchase and sale of real estate, secured loans, general commercial loans, and land development transactions.

• Negotiate and manage lease agreements for office, retail, industrial, and ground leases on behalf of both landlords and tenants.

• Represent borrowers and lenders in various real estate financing transactions, including acquisition, construction, permanent, and mezzanine loans for diverse property types.

• Advise building owners on telecommunications, cable wiring, satellite dish installations, and related service agreements.

• Draft and review government lease proposals, respond to RFPs, and handle claims under government leases in compliance with the Contract Disputes Act.

• Facilitate Section 1031 tax-deferred exchanges and ensure compliance with relevant regulations.

• Structure and negotiate partnership and joint venture agreements related to the acquisition, financing, and development of real property.

• Manage condominium creation and conversion projects while ensuring compliance with applicable laws.

• Navigate tenant rights regulations in the District of Columbia, including the Tenant Opportunity to Purchase Act (TOPA).

Requirements • Minimum of 7 years of experience as a commercial real estate attorney.

• Demonstrated expertise in managing acquisitions, dispositions, and real estate financing transactions.

• Strong knowledge of document management systems and processes.

• Proven ability to handle complex lease agreements for a variety of property types.

• Comprehensive understanding of government leases, RFPs, and the Contract Disputes Act.

• Familiarity with Section 1031 exchanges and partnership agreements.

• Excellent communication, negotiation, and interpersonal skills.

• Ability to work independently with minimal supervision and manage multiple tasks effectively.
