The Division of Facilities Management - Northern District
The Division of Facilities Management is a customer-driven support organization responsible for providing facilities management services to all CDHS agencies and offices. These services include the maintenance of building and grounds, custodial, capital construction (budgeting and contract management), utilities management, vehicle fleet management, building space leasing allocation, and facilities planning services. This is accomplished through a centralized statewide team that is divided into three districts and a central office. By combining our expert professional extensive facilities knowledge and strong commitment to reliable, responsive service, we enable our clients to achieve consistently high performance facilities, and long-term value. Our goal is to be an organization that meets customer expectations 100% of the time. The facilities managed by the Division of Facilities Management (DFM) include 1,400 acres of land and 349 buildings comprising 3.8 million square feet.
Facilities served: Colorado Mental Health Hospital at Fort Logan (CMHHFL), Wheat Ridge Regional Center (WRRC and the group homes) and the Division of Youth Services (DYS) facilities (Prairie Vista, Gilliam, Lookout Mountain Campus, Marvin W. Foote, Mount View Campus and Platte Valley.) Provides as needed support to the Veterans Community Living Center located in the district. Total facilities are approximately 1.9 million sq. ft. at multiple sites within the Northern Region.
Description of Job
This position exists at a fully operational independent level to respond, troubleshoot, and correct building client issues during normal operating hours. Works at and travels to all the facilities listed above and the job duties include, but are not limited to, building temperature control, minor plumbing and electrical problems and minor building security issues (locked doors, broken windows, etc.). Makes machine room rounds/equipment checks. Positions operate independently to perform the full range of tasks and determine solutions to the full range of problems. Judgment is used to select the most appropriate guidelines and adapt them to accomplish the tasks. Continually determine practical solutions to problems by applying specific processes, techniques, and methods.
What you will be doing:
+ Performs general building maintenance to include; wall repair, flooring repairs and painting.
+ Performs mechanical room inspections and repair, minor fence repairs, lock repairs, door repairs, hinge repairs, fiberglass reinforced plastic (FRP) installation.
+ Performs minor roof repairs, carpet repairs, window repairs, sprinkler system repairs, fire alarm system repairs. Must comply with the safety program and tool and key control.
+ Performs administrative duties including Maximo work order system, labor tracking, reconciling purchasing Cards, and completing required monthly status reports.
+ Must complete record keeping tasks for work order tracking and other computer duties as required to accomplish job tasks.
+ Provides Job Safety Analysis.
+ Monitors and controls expenses in accordance with the budget.
+ Provides supervisor with estimates and proposed costs for preventative and routine maintenance and emergency repairs.
+ Performs HVAC troubleshooting, repairs and adjustments to a variety of different types of HVAC systems for patient, client and laboratory comfort.
+ Thermostat T-stat adjustments, minor airflow modifications and other adjustments for client/patient comfort. Performs preventive maintenance tasks on HVAC systems including filter change-outs, coil cleaning, belt replacement, greasing bearings, and other related work.
+ Performs plumbing troubleshooting and repairs to plumbing fixtures, unplugs sinks, toilets, floor drains, and sewer drain lines in emergency and non-emergency situations.
+ Performs electrical troubleshooting and minor repairs to include light switches, receptacles, resetting circuit breakers, power cords, light bulb replacement, electric door locks, HVAC controls and other minor repairs as directed. Performs snow removal.
+ Performs other duties as assigned.
This is a full-time, in-person, essential position that is required to respond in person to after hours call backs to perform essential and/or emergency services of the agency in a timely manner.
Essential Positions . Positions that perform essential law enforcement, highway maintenance, and other support services directly necessary for the health, safety, and welfare of patients, residents, and inmates of state institutions or state facilities. Employees in essential positions can be only FLSA non-exempt and can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption.
Call Back applies when an eligible employee is required to report to work before the start or after the end of a scheduled shift. If there is no release from work between the call back hours and regular shift, it is considered a continuation of the shift and call back does not apply. When call back applies, a minimum of two (2) hours of the employee’s regular base pay is guaranteed. Eligible employees are those who are eligible for overtime, and any call back time is counted as work time.
Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights
Experience:
Applicants must havefour years of building maintenance experience. That included general maintenance and repairs in the areas ofplumbing, carpentry, electrical, painting, HVAC, ground maintenance, etc.
Substitutions:
A combination of related education, formalized apprenticeship program, and/or relevant experience as it relates to this position equal to four (4) years. To utilize the substitution, you must attach proof via transcripts, certificates, etc.
Preferred Qualifications:
+ Able to work and train people on advanced card access reader systems
+ Basic computer skills: email, Google applications
+ Knowledge of the tools used in this occupation (i.e.voltage meters, tube benders, pipe cutters, hand held snakes, etc.) Knowledge of technology used in this occupation (electronic locks, appliances, etc.)
+ Knowledge of hazardous material, protective clothing and storing,
+ Oral communication/comprehension, active listening, critical thinking, reading comprehension, coordination, judgment/decision making and problem solving skills.
+ Customer service skills
+ Attention to detail
+ Organizing, planning and prioritizing work
+ Processing of information (compiling, categorizing, tabulating, auditing, or verifying information or data) Manual Dexterity, performing general physical activities that require considerable use of your arms and legs and moving of your whole body, such as climbing, lifting, balancing, walking, stooping and handling of materials.
Employment history is calculated on a full-time basis (40/hrs per week). Part-time employment is calculated on a prorated basis to determine qualifications. Conditions of Employment:

+ Travel – This position will be required to drive State Vehicles as part of daily work assignment from site to site equipped with tools to perform daily duties. Will be required to travel to training and meetings. On occasion, this position travels to other districts.
+ Must be willing to receive an annual influenza vaccination or provide a document for a medical exemption or a letter for religious exemption.
+ Must successfully pass a Tuberculosis (TB) test.
+ Must be available for call back to perform essential and/or emergency services without delay and/or without interruption.
+ Must be available for shift work. Will be required to work various hours for coverage, weather related issues and essential/emergency services outside of normal business hours.
+ Use, Handling, or Exposure to hazardous materials – Proximity to moving, mechanical parts, Exposure to toxic or caustic chemicals., Exposure to electrical shock, and or working in high exposed places.
Former State employees who were disciplinarily terminated or resigned in lieu of termination must:
+ Disclose that information on the application.
