Job Title: Property Maintenance Technician

Job Description

We are seeking a skilled Property Maintenance Technician to ensure the upkeep and functionality of multiple residential complexes. This role involves performing a variety of maintenance tasks including plumbing repairs, painting, drywall installation, electrical troubleshooting, and pool maintenance. The technician will be responsible for maintaining property grounds and resolving work orders efficiently.

Responsibilities

+ Perform general maintenance tasks such as plumbing repairs, drywall installation, painting, and electrical troubleshooting.

+ Maintain property grounds, including landscaping, trash removal, and cleanliness of common areas.

+ Oversee pool maintenance, including cleaning, chemical testing, and equipment repair.

+ Conduct concrete repairs, light carpentry, and other structural upkeep as needed.

+ Respond to and resolve work orders in a timely manner.

+ Perform preventative maintenance on building systems and equipment.

+ Assist with turnovers, ensuring units are ready, including minor repairs, painting, and deep cleaning.

+ Maintain accurate records of maintenance activities and supplies used.

+ Collaborate with the onsite Property Manager to prioritize and manage daily tasks.

+ Ensure compliance with safety regulations and company policies.

Essential Skills

+ Proven experience in property maintenance or a similar role.

+ Proficiency in plumbing, electrical work, painting, drywall, groundskeeping, and pool maintenance.

+ Ability to diagnose and repair common maintenance issues.

+ Punctual, reliable, and able to work independently with minimal supervision.

+ Ability to lift up to 50 pounds and perform physical labor in various weather conditions.

+ Flexibility to respond to after-hours emergencies as needed.

+ High school diploma or equivalent.

Additional Skills & Qualifications

+ Technical training or certifications in maintenance-related fields are a plus.

+ Valid driver’s license and reliable transportation.

Work Environment

Work shifts are from 8am to 5pm, Monday through Friday, and Tuesday through Saturday, with potential weekend work due to onsite projects or emergencies. Support maintenance needs across three complexes in San Jose, ranging from 40 to 80 units each. Work at each location when scheduled, without daily travel between sites.

Job Type & Location

This is a Contract to Hire position based out of San Jose, California.

Pay and Benefits

The pay range for this position is $30.00 - $30.00/hr.
