    Overview:

    Responsible for establishing and leading an institutional class in-house Multifamily Asset and Risk Management Team, with significant emphasis on Affordable Housing programs. This includes analyzing existing departmental processes, priorities, and performance, retaining best practices, and repurposing strategies, resources, and execution in alignment with current owner/investor/leadership objectives for company and portfolio valuation growth.

    Responsibilities:

    + Mentor, motivate, lead, and retain a skilled Asset and Risk Management team and support staff including but not limited to a team of dedicated asset managers with assigned property portfolios sized and paced with Conifer’s planned portfolio growth.

    + Drive portfolio and individual asset profitability, NOI, and valuation growth with significantly enhanced focus on revenue maximization across all forms of property revenue and operating subsidy.

    + Develop and ensure execution of multi-year strategic operating/business plans for all properties.

    + Working in coordination with Property Management and applicable support departments, design and implement a collaborative Portfolio Management approach to further facilitate effective performance that meets or exceeds financial expectations in accordance with strategic plans and/or operating budgets.

    + Ensure individual property/asset plans are aligned with short- and long-term Capital Transaction goals and objectives.

    + Ensure annual operating budgets are aligned with strategic portfolio objectives including but not limited to growth targets and physical asset preservation.

    + Develop and/or refine monthly, quarterly, and annual executive/investor level financial performance and watchlist reporting inclusive of reforecast considerations.

    + In coordination with applicable internal and external resources, develop and execute strategies to maximize Property Tax appeal, assessment, and savings opportunities.

    + Strategically manage property cash flow and cash reserves to maximize coverage of owner/investor distributions, larger periodic expense needs, and major repair and maintenance capital improvements.

    + Contribute to the analysis of new development/investment/acquisition opportunities including but not limited to market research, revenue forecasting, financial analysis and and/or development of operating/underwriting proformas.

    + Working with senior leadership ensure Conifer’s overall Insurance and Risk program and operations maximize the company’s risk mitigation and minimize the overall cost of risk.

    + Periodically conduct site visits to ensure assets are managed and maintained in alignment with Conifer’s strategic plans and investment expectations.

    + Build and maintain strong Intradepartmental and Interdepartmental relationships that support a collaborative and collegial working environment aligned with Conifer’s values and cultural objectives.

    Education:

    + Minimum bachelor’s degree required. MBA Preferred

    Experience:

    + Minimum ten plus (10+) years’ progressive experience in the real estate investment industry with demonstrated success in leading and achieving institutional property and portfolio level asset management objectives.

    + Recent 3-5+ years managing an Institutional Asset Management department with a real estate portfolio that includes Affordable Multifamily assets desired.

    + Demonstrated ability to meet and/or exceed portfolio financial and investment objectives.

    + Significant experience in developing and analyzing real estate underwritings and similar financial analyses required.

    + Strong knowledge of Multifamily Affordable Housing programs (HUD/Sec 8/RAD, LIHTC, RD, HOME, PH, etc.) required.

    + Expert property management skills.

    + Strong property management financial and accounting skills.

    + Advanced Excel skills required; proficient WORD, Outlook;

    + Yardi Voyager, Dealpath housing/developer software skills preferred or other housing industry programs needed.

    The salary range for this position is $200,000.00-$225,000.00. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range does not include additional forms of compensation such as bonuses.
