The Regional Maintenance Manager is responsible for understanding and implementing company maintenance policies and procedures throughout their assigned region. You will also ensure property inspection reports are conducted regularly on site and review the property report monthly to understand which maintenance or service issues need to be resolved and any maintenance improvements that need to be addressed.
What you’ll do to make a difference:
+ Regularly review maintenance policies and processes; update, eliminate, or develop as appropriate to ensure improved maintenance operations
+ Ensure that the company standards for the performance of maintenance functions are consistently maintained in communities within the region
+ Identify and support the Maintenance Supervisor hiring specialist in the market; assist in recruiting and screening maintenance candidates, then conduct final interviews
+ Support the maintenance onboarding training for Maintenance Supervisors
+ Provide performance feedback to Regional Managers and Director regarding maintenance operations
+ Coordinate and conduct supplemental technical training such as HVAC, EPA, and appliance repair, as needed
+ Assist the site teams with annual cap ex walks, creating budgets, bidding out cap ex projects (under $20,000 unless there is unusual permitting, design, or environmental work) and oversight of cap ex projects mot handled by CSG
+ Understand the budget expense model to provide cost reduction recommendations for all or specific properties in the region
+ Provide ongoing direction, guidance, and training to maintenance personnel and property management staff
+ Evaluate and manage regional maintenance operations contractors to gain economies of scale and ensure contractors are meeting the requirements of their contracts
+ Work with Procurement to ensure the best pricing for contracts, coordinating with the Director of Maintenance
+ Keep informed of and provide plans for the communities to accommodate changes in local, state, and federal code requirements as they relate to maintenance operations
+ Manage and participate in the due diligence process, following the acquisition checklist document
+ Embody a customer service philosophy whereby the client, regional managers, and site associates are your customers
What you bring to our team:
+ Understanding of and alignment with Bell Core Values
+ Ability to travel approximately 60-75%
+ Strong working knowledge of building design development, construction, and project management processes and procedures
+ Strong working knowledge of management procedures, budgeting, training, and program implementation
+ Understanding of and the ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems
+ Ability to solve practical problems quickly, handle multiple tasks, and organize resources to ensure work is completed on time and on budget
+ Strong written and oral communication skills required
+ A valid driver’s license
+ Completion of state-specific required training
+ Availability to work day and evening shifts, weekdays, and weekends
Physical requirements of the job:
+ Walking, bending, reaching, climbing, and lifting to 30 lbs.
+ Ability to work with mechanical and electrical equipment, as well as hazardous materials
+ Must be comfortable with heights and moving heavy objects
