+ The FMS Engineering Services team operates 24 hours a day; 7 days a week; 365 days a year. FMS Engineering Services staff are considered essential personnel. This means that this position must be willing to work in all situations (irregular and/or long hours) to maintain conditions on the RIT campus including call-in to work and/or stand-by that could encompass various shifts, weekends, holidays, Institute emergencies, and times other than normal work schedules.
Responsibilities
+ Performance of Daily Capital Equipment Rounds. This includes, assigning to Operating Engineer II staff and self-performing physical and computer rounds using web based Building Management Systems and observations. Responsible for noting and logging conditions and any deviations, reporting all urgent and critical operating concerns to supervision.
+ Provide leadership and management of urgent situations including making command operations decisions, the supervision of FMS staff, and calling in additional personnel. Respond to all types of service calls called in by students and faculty/staff including fire alarms, heating and cooling issues, refrigeration, plumbing, door problems, elevator problems, electrical problems as dispatched by FMS and Public Safety. Use Mechanical, Electrical, and Plumbing (MEP) drawings, design specifications, or manufacturers' recommendations to troubleshoot, adjust, and verify system operation. Discuss the service call with users to isolate problems or to verify that repairs corrected malfunctions.
+ Perform water treatment testing on closed loops, cooling towers, and steam boilers. Determine and make any necessary adjustments to chemical feed equipment, calibrate sensors, maintain softeners, and add chemicals to systems as necessary while utilizing correct PPE.
+ Perform repairs on HVAC equipment: This work includes but is not limited to dismantling equipment and removing it.
+ Perform Preventive Maintenance on HVAC equipment: This work includes working on all types of HVAC equipment on campus.
+ Assign work, oversee the work, and assist in training of Operating Engineer II and Operating Engineer III staff.
+ Participate in mandatory training. Attend in house or off site training.
+ Other duties as assigned.

Required Qualifications:
Education and Experience
+ Associate’s degree or equivalent experience in Mechanical, Electrical, Civil Technology, HVAC, equivalent degree, or completion of an approved RIT Training Program.
+ Four to five years’ experience in a building service/maintenance organization (on the job or in job specific training).
+ Experience in a leadership role requiring operations and facilities decision making.
Skills
+ Leadership and technical skills needed to make critical operations and facilities decisions.
+ Ability to manage relationships with customers and/or colleagues in an open, honest, direct, and respectful manner.
+ Ability to provide guidance and coordinate the work of less experienced staff members.
+ Ability, knowledge, and experience to safely operate and maintain large facilities equipment and systems including boilers, chillers, hot and chilled water systems, emergency power gensets, refrigeration systems, electrical breakers, HVAC units, computer systems, and underground infrastructure systems.
+ Ability to read and understand Mechanical, Electrical, and Plumbing (MEP) drawings, design specifications, or manufacturers' recommendations to ascertain the configuration of MEP systems for the purposes of troubleshooting, adjusting, and verifying system operation.
+ Ability to safely operate all equipment including, but not limited to; trucks, utility vehicles, hand tools, and power tools.
+ Consistently work safely following all relative OSHA, DEC and EPA standards, laws and regulations.
+ Computer skills – must be experienced using a computer to access a Work Order system and E-mail.
+ Strong verbal and written communication skills.
+ Ability to work independently, and able to effectively plan and schedule assigned work.
+ Must be able to perform manual labor from or access equipment using a ladder or lift up to heights of 35 feet, or kneeling on the ground, repeated bending, crouching, stooping, stretching, crawling, working outside, on a roof, or inside equipment (AHU’s) while carrying material and tools for the work. The material may include motors, filters, fittings, valves, belts, etc.
+ Able to lift and carry 50 lbs., and pushing or pulling up to 200 lbs.
+ Must have the ability to walk a minimum of 3 miles over a period of 1 ½-2 hours a day to multiple mechanical rooms throughout campus to perform various tasks in those areas.
+ Able to distinguish colors of electrical wire insulation.
+ This position requires the ability to work in irritating environments, confined spaces, and adverse weather or temperature conditions, dirt, dust, unpleasant odors, and loud noises while utilizing appropriate PPE.
+ The successful candidate hired for this position will be required to drive on occasion, and therefore will be required, upon hire, to immediately enroll in the NYS LENS program. Preferred Qualifications:
+ Certifications in HVAC/R preferred- NATE, ICE, Stationary Engineer’s licenses, NYSDEC 7G Pesticide license, EPA Refrigerant Recovery license, or RSES. Technical courses from BOCES, MCC, etc. that are HVAC/R related.

The FMS Engineering Services team is responsible for the safe operation and maintenance of large capital equipment for the Central Heating and Cooling Plants, all secondary HVAC/R equipment, and campus infrastructure systems. Main equipment includes 45 MMBTU Medium Temperature Hot Water boilers, 2550 ton chillers, cooling towers and associated water treatment, compressors, pumps, fans, terminal units, main Air Handling Units, etc.
The Operating Engineer I provides the initial FMS response to off-hour urgent issues (contain and/or resolve heating/cooling calls, water and natural gas leaks, elevator malfunctions, electrical power outages, and other situations) as presented by Public Safety, FMS, or other sources. This position has leadership and management responsibilities including the authorization of calling in additional personnel, notification of FMS leadership, and direction of FMS staff to manage and resolve urgent situations; is expected to have knowledge of the campus, campus infrastructure, and building systems to ensure the safe and reliable operation of the campus and resolution of urgent situations; is required to make sound and independent decisions in the resolution of urgent issues to ensure the safety of the community and the operation of the university; and functions with limited supervision.
