Job Description Summary
We are seeking a highly driven and strategically minded Business Development Director – Mission Critical to join our dynamic team. This leadership role is responsible for identifying, developing, and securing new business opportunities with clients who are planning, building, and operating data centers. The successful candidate will work closely with the Project & Development Services Organization (PDS) to align market needs with the firm’s full suite of services, including:
• Land development and entitlements advisory
• Zoning and permitting strategy
• Project controls (cost estimation and scheduling)
• Utility and power/energy coordination
• Full-services development and project management including high-density design, permitting, construction management, and for core and shell and white space fit-out
• Capital Planning, Maintenance and CapEx projects
This is a high-impact, client-facing position that requires deep knowledge of mission critical infrastructure and strong relationships across hyperscalers, colocation providers, and other data center operators.
Job Description
Key Responsibilities:
+ **Strategic Market Development:** Identify and evaluate strategic opportunities in the mission critical/data center sector. Analyze market trends and client needs to guide business development strategy.
+ **Client Acquisition & Relationship Management:** Cultivate strong relationships with new and existing clients, including hyperscale, enterprise, and colocation providers. Support internal marketing efforts with Brokers and Property Teams, Enterprise Account Leads, and others. Act as the primary point of contact for client development initiatives.
+ **Proposal & Pursuit Leadership:** Lead proposal strategy, RFP responses, and presentations in collaboration with the PDS internal and marketing teams. Customize offerings to align with client objectives and project lifecycles.
+ **Cross-functional Collaboration:** Work closely with project managers, technical leads, and subject matter experts to understand core capabilities and ensure seamless delivery of services aligned with client expectations.
+ **Brand & Market Presence:** Represent the company at industry events, conferences, and trade shows. Promote the firm’s thought leadership in data center development and mission critical infrastructure.
+ **Sales Reporting & Pipeline Management:** Maintain accurate and timely reporting of the sales pipeline using CRM tools. Deliver regular forecasts, activity reports, and strategic insights to executive leadership.
Qualifications:
+ **Education:** Bachelor’s degree in Business, Engineering, Construction Management, or related field. MBA or advanced degree a plus.
+ **Experience:**
+ 10+ years of business development experience, with a minimum of 5 years in the mission critical or data center sector
+ Proven track record of closing complex, multi-million-dollar service engagements
+ Deep understanding of data center lifecycle including land acquisition, entitlements, infrastructure coordination, and PM delivery
+ **Skills:**
+ Strong business acumen and understanding of technical PM services
+ Exceptional communication, presentation, and negotiation skills
+ Ability to think strategically and tactically in a fast-paced environment
+ Familiarity with CRM and pursuit tracking systems and data analytics tools including MS Power BI.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $148,750.00 - $175,000.00
