Description We are looking for a skilled Property Administrator to join our team in La Jolla, California. This is a Contract-to-permanent position that offers the opportunity to contribute to the success of a dynamic real estate environment. The ideal candidate will bring a positive attitude, strong organizational skills, and a passion for delivering exceptional service to tenants and stakeholders.
Responsibilities:
• Facilitate the preparation and execution of lease agreements, ensuring all documentation is accurate and complete.
• Conduct move-in and move-out inspections, including taking detailed photos to document property conditions.
• Maintain up-to-date knowledge of all available units, rental rates, and marketing strategies to attract potential tenants.
• Process rental applications, verify information, and notify applicants of results in coordination with the Community Manager.
• Collect rents and service requests with accuracy and efficiency when required.
• Ensure compliance with Fair Housing, Equal Opportunity Employment, and Landlord-Tenant laws, immediately reporting any violations.
• Perform regular market comparisons to assess rental rates and develop competitive marketing tools.
• Inspect model and vacant units daily to ensure they are in optimal condition for showings.
• Support community marketing efforts, including outreach to local businesses and the use of promotional materials.
• Assist with special projects and administrative tasks as assigned by the Director of Leasing or Community Manager. Requirements • Demonstrated experience with property management systems and accounting software, such as JD Edwards EnterpriseOne or similar platforms.
• Proficiency in managing accounts payable, accounts receivable, and other financial functions.
• Strong organizational skills with the ability to maintain accurate reports and records, including vacancy and unit availability statuses.
• Familiarity with budgeting processes and financial reporting within a property management context.
• Excellent communication skills, both written and verbal, with the ability to engage effectively with tenants and team members.
• Knowledge of Fair Housing regulations and best practices in property management.
• Experience with CRM tools and marketing strategies to attract and retain tenants.
