    Assistant Director of Maintenance for Southampton Campus

    Required Qualifications (as evidenced by an attached resume):

    Bachelor’s degree (foreign equivalent or higher). In lieu of a degree, four (4) years of full-time, directly related experience or a combination of higher education and experience totaling four years may be considered. Five (5) years of full-time, directly related experience in facilities management. Experience utilizing a Building Management System (BMS). Supervisory experience. A working knowledge of and/or experience working with carpentry, electrical, HVAC, plumbing, and painting trades. Customer service experience. Must have, keep and maintain the appropriate valid NYS Driver’s License; have a motor vehicle record which is free from major violations or a pattern of repeat violations. **(***Out-of-State Applicants, see "Special Notes”).**

    Preferred Qualifications:

    Bachelor’s degree (foreign equivalent or higher) in Engineering, Facilities Management, or a related field. Additional years of full-time, directly related experience in facilities management. Experience supervising personnel in a unionized environment. Experience using a work order system (i.e. INFOR). Ability to understand and execute facility plans and specifications. Knowledge of OSHA, DOH, Office of Fire Protection and Control, and applicable building codes.

    Brief Description of Duties:

    The Assistant Director of Maintenance for the Southampton Campus is responsible for assisting the Director of Operations and Maintenance in the Maintenance functions for the Southampton Campus. The position is responsible for managing the campus’ day-to-day operations, including supervising union workers and contracted workers. Responsibilities will also include related activities such as personnel administrative functions, material ordering, work scheduling, budgeting, labor reporting, and contract development and management. The selected candidate should possess well-developed verbal and written communication skills. Strong customer service skills are needed to be successful in this position, along with the ability to work independently and with a diverse group of individuals.

     

    + Manage the day-to-day operations of the SUNY Southampton Campus: Manage the day-to-day operations of the Southampton Maintenance Department, including the maintenance staff. Plan, organize, and supervise the general maintenance, repairs, renovation, and modification of the Stony Brook Southampton Campus Buildings. Responsibilities shall include structural maintenance, electrical, and plumbing maintenance. Participate in contract negotiations for maintenance contract services. Plan work assignments, ensuring that all parts of the assignments are provided for, including work schedule, materials, equipment, and workforce needed within available resources for assignments to be completed in the most efficient, economical, and timely manner. Responsible for emergency response and coordination in critical situations.

    + Supervise Employees: Supervise employees following State and University policies, including but not limited to, recruitment, training, termination, discipline, and performance evaluation. Complete and submit manual time sheets for CSEA staff. Administer applicable union labor agreements and grievances. Control and schedule planned time off and monitor all unplanned time off of staff to ensure adequate coverage of all shifts. Represent the department at hearings and arbitration.

    + Analyze facility’s needs: Analyze facilities’ needs and recommend areas where improvement can be made. Assess services provided to ensure effective support of the campus, health care, instructional, research, and public service programs.

    + Develop and implement safety and quality control standards: Ensure that health care regulations I.E., OSHA, JCAHO, DOH, and fire codes (and other codes and regulations that may apply) have been met. Ensure proper use of materials and that schedules are met, and work is performed according to plan. Correct all violations cited by OFPC. This requires special planning, proposals for additional funding, adherence to strict schedules and quality workmanship.

    + Complete periodic and special inspections: Complete periodic and special inspections to determine the need for work to be done on the physical facilities to maintain and extend their use to full life. Plan for and schedule such work within available resources. Identify projects beyond resources' capability for accomplishment via University or Capital Project funding.

    + Contracted Staff Schedules: Implement contracted staff schedules based on priorities developed in conjunction with campus academic and administrative needs. Develop and revise policies pertaining to the provision of contracted grounds and custodial services, e.g., priorities, scheduling, nature of services provided, the degree to which service is provided, and evaluate the effectiveness of services provided.

    + Department Budget: Assist in developing the department budget and monitor expenses.

    + Other duties or projects as assigned as appropriate to rank and departmental mission.

    Special Notes:

    This is a full-time appointment. FLSA Exempt position, not eligible for the overtime provisions of the FLSA. Minimum salary threshold must be met to maintain FLSA exemption.

     

    In addition to the employee's base salary, this position is eligible for $3,400 UUP annual location pay, paid biweekly.

     

    **Essential Position:** This has been designated as an essential position based on the duties of the job and the functions performed. Positions that are designated as such may be required to report to work/remain at work even if classes are canceled, and the campus is working on limited operations in an emergency.

    ***Out-of-State Applicants: Please note as a condition of employment and in order for this position to be tendered, the successful incumbent will be required to provide evidence of a valid license and driving abstract from the state issuing the license within five business days of a conditional offer and must obtain a NYS driver's license within 30 days of start date.
