    Job Title: Assistant Project ManagerJob Description

     

    We are seeking a mid-level Assistant Project Manager to join our dynamic team. This role involves overseeing in-house bid coordination for commercial projects such as hotels and car washes. We welcome candidates with a minimum of 2 years' experience as an Assistant Project Manager, who have successfully managed a diverse portfolio of commercial projects valued at $10M and above. Candidates with ground-up or design-build experience are highly preferred.

    Responsibilities

    + Coordinate all activities with the Superintendent and project team.

    + Manage all project finances.

    + Organize, understand, and maintain up-to-date contract documents.

    + Prepare the project construction schedule in collaboration with the Superintendent and subcontractors.

    + Coordinate the intent and implementation of the final project budget.

    + Issue all subcontracts.

    + Plan and schedule projects.

    + Prepare a master submittal schedule and submittal log.

    + Conduct regular owner and subcontractor coordination and preconstruction meetings.

    + Receive, review, document, and resolve all project-specific issues.

    + Process all subcontractor Requests for Information and Requests for Proposal forms.

    + Prepare, distribute, and acquire approval for all Owner Change Order Requests.

    + Prepare and distribute all subcontractor Change Orders and associated budget revisions.

    + Prepare and distribute the monthly Owner Applications for payment.

    + Oversee all project administrative logs and close-out activities.

    Essential Skills

    + 2+ years of commercial project management or assistant project management experience.

    + Experience with projects such as hotels, apartments, fire houses, and pharmacies.

    + Ability to work independently.

    + Ground-up project experience on projects $3M+.

    + Strong communication and organizational skills.

    Additional Skills & Qualifications

    + Experience with a general contractor is a plus.

    + Construction degree is a plus, but not required.

    + Experience with project coordination and construction document management.

    Pay and Benefits

    The pay range for this position is $70000.00 - $85000.00/yr.

     

    Two weeks paid time off and 6 paid holidays. Company vehicle allowance depending on position. Paid medical benefits up to 50% and 401k matching.

    This is a fully onsite position in Chesapeake,VA.
