Description
We are seeking an experienced onsiteBuilding Engineerto join our team at a new large-scale facility in Detroit, Michigan! This position is responsible for overseeing the operation, inspection, and maintenance of all commercial building systems under the management of Friedman Real Estate at this facility—including electrical, mechanical, plumbing, HVAC, and fire protection systems (including fully addressable and VESDA fire alarm systems). The successful candidate will work closely with Friedman property managers, contractors, existing union trades, and facility leadership to maximize efficiency, safety, and uptime through proactive performance testing, scheduled maintenance, and effective oversight of technical contractors.
Key Responsibilities:
+ Oversee HVAC systems operations and controls and associated equipment, able to recommend course of action for maintenance and repair to achieve greatest performance and extend useful life of the HVAC equipment. Able to partner with and oversee HVAC systems engineer, responsible for safe, effective, and efficient operation of HVAC system.
+ Oversee electrical distribution systems and lighting controls. Has in-depth knowledge and understanding of building power distribution systems and is able to effectively discuss and provide recommendations for repairs and maintenance.
+ Oversee elevator technician contractors to ensure safe, compliant operation of building elevators and associated systems. Posses’ extensive knowledge of elevator types, controls and testing requirements.
+ Oversee fire protection system. Be able to review service reports and provide input on the operation and maintenance of the system.
+ Oversee plumbing systems and have knowledge of fixture types and potential maintenance concerns.
+ Oversee and recommend maintenance plan for interior/exterior general building repairs, and related groundskeeping.
+ Monitor plumbing, electrical, and mechanical systems to ensure equipment operates within design capabilities.
+ Recommend and implement maintenance schedules for all building systems, equipment and components.
+ Review work performed by union trades in plumbing, electrical, mechanical, and related systems; provide summary reports noting follow-up requirements and emerging trends.
Qualifications:
+ Technical training in engineering or a related field.
+ Experience or certification in Niagara 4 preferred.
+ Minimum of five years’ experience in commercial building maintenance/ engineering.
+ Track record of partnership with union trade staff preferred.
+ In-depth knowledge of Limbach HVAC systems.
+ Extensive knowledge of complex fire protection systems, including VESDA.
+ Experience with Central Utility Plant operations.
+ Thorough knowledge of all applicable codes, regulations, and safety mandates related to building operations.
+ Experience in reading and interpreting drawings and technical specifications and submittals.
+ Experience with computerized maintenance management system software preferred.
+ Must pass comprehensive background check administered by Wayne County Sherriff's Office
