Commercial Project Superintendent

The primary role of the Commercial Superintendent is to supervise the field construction of a project, including its organization, planning, and scheduling, to complete the work on time, within budget, and to the quality specified. In performing this function, the Superintendent is responsible for protecting and promoting the company's interest in all matters.
1) Planning and Job Set-Up:
• Participate in preconstruction planning, when possible, regarding the project schedule
• Participate in project hand-off meetings and pre-construction meetings.
• Ensure SWPPP implementation.
• Assist the Project Manager and General Superintendent in communicating with subcontractors and vendors regarding schedules, construction methods, company policies and procedures, permits, quality, and other performance standards.
• Explore and advise the project team on appropriate methods, materials, schedules, and procedures.
• Thoroughly understand project specifications, the contract, and its general conditions, and confirm all materials and subcontract work comply with contract documents and quality specifications.
• Coordinate site mobilization for project startup.
• Review and understand all details of subcontractors’ scopes of work.
• Assist in the development of project goals.
2) Project Execution:
• Manage public and community relations associated with all assigned projects.
• Ensure pre-work meetings with each subcontractor to review site-specific safety and quality control issues.
• Coordinate job site workforce and subcontractor workforce for timely project completion.
• Coordinate with the Project Manager to conduct and document weekly project progress meetings with all subcontractor representatives and coordinate the upcoming weeks' work to be accomplished.
• Attend all progress meetings with the owner and architect representatives.
• Participate in reviewing and approving all invoices for subcontractors and materials.
3.) Project Close Out:
• Assist in the project closeout process to finalize and settle all financial obligations.
• Develop and complete preliminary punch list.
• Ensure the Owner/Architect/Engineer punch list is completed promptly.
• Transition the project to the customer and coordinate owner training (O&M Manuals)
• Demobilize all project resources.
• Ensure the completion of the As-Built Drawings
• Participate in Lessons Learned Meetings
• Participate in Customer Satisfaction Survey Review Meeting
4.) Monitor and Enforce AUI’s Safety Program:
• Coordinate closely with the Safety Department and Superintendent to make sure our Program (Safety Meetings, Enforcement of PPE Policy, Enforcement of Tie-Off Policy, Subcontractor Safety, Safety Meetings, etc.) is being followed and enforced.
• When an Accident occurs, demonstrate an appropriate sense of urgency in determining causes and effects and Plan for Future Prevention
• Ensure accurate and timely Accident Reporting
• Coordinate with the Project Accountant about line location.
5) Monitor and Enforce AUI’s Quality Control Program:
• Coordinate closely with the General Superintendent and Project Manager to ensure Quality Control Programs (QC Manuals, QC Meetings, and QC Photographs) are correctly implemented and executed.
• Monitor QA/QC Results and provide immediate attention when there are issues
Pay: From $90,000.00 per year
- Minimum of 5+ years of experience as a superintendent in commercial construction
- Bachelor’s degree in Construction Management, Engineering, or related field a plus
- Proficient in Microsoft Applications (Outlook, Teams, Word, Excel, etc.)
- Able to read and understand blueprints and drawings
- Able to communicate effectively with all levels of personnel
- High degree of familiarity with contract and subcontract documents, terms, and conditions
