PURPOSE:
The Real Estate Consultant is a key member of the CareFirst Workplace Team, responsible for supporting real estate lease transactions and Workplace vendor contracting activities. The incumbent will play a lead role in shaping and executing the CareFirst real estate and Workplace vendor management strategy.
ESSENTIAL FUNCTIONS:
_Workplace Vendor Contracting & Vendor Management:_
+ Leads Workplace vendor contracting and vendor management processes.
+ Drafts contract documents, including Statements of Work, Work Orders and Change Orders, with clearly defined business requirements.
+ Provides guidance and framework to team members to enable compliant contracting processes.
+ Collaborates with business owners and recommend vendor selections as needed.
+ Collaborates with internal and external stakeholders to develop and execute contracts and improve contracting processes.
+ Supports Workplace stakeholders and Procurement with Workplace RFIs and RFPs.
+ Maintains and fosters strong relationships with Workplace vendors.
+ Collaborates with internal stakeholders to support business case approval for the execution and management of Workplace vendor contracts in accordance with CareFirst policy.
_Real Estate Lease Administration:_
+ Tracks and proactively manages critical lease dates (contraction, termination, expiration, renewal, rent increases, notice requirements, etc.) and ensure timely issuance of required notices when necessary.
+ Supports lease compliance by ensuring lease obligations such as insurance, operating expense and CAM payments, tenant reimbursements, and required reporting are met.
+ Serves as a key resource to assist internal stakeholders with lease-related questions and clarifications, including landlord vs. tenant maintenance obligations and decommissioning requirements.
+ Collaborates with Finance, real estate partners, and landlords to resolve billing discrepancies and track tenant payment status.
+ Manages the estoppel and Subordination, Non-Disturbance, and Attornment (SNDA) agreement process.
_Site Selection, Lease Negotiation & Transaction Management:_
+ Supports site selection processes and coordination with local brokers and field leaders.
+ Maintains and interprets local Real Estate market data.
+ Ensures that new site locations support business requirements and the Workplace Strategy.
+ Provides industry expertise in navigating complex real estate leasing strategies.
+ Develops strategies for lease negotiations and leverages industry knowledge and strategic partner resources to best position the company in all geographic markets where CareFirst conducts business.
+ Conducts lease negotiations, drafts lease provisions, and oversees lease document preparation and execution.
+ Manages negotiations according to company standards with latitude to use employees' discretion and judgment when necessary.
+ Negotiates real estate transactions, including oversight of site selection, LOI/lease terms, tenant improvements and lease renewals.
+ Leads real estate transaction processes with other internal stakeholders, including Operations, Project Management, Security, Finance, and Legal.
+ Collaborates with Finance and other internal stakeholders to create business cases for each transaction.
+ Develops lease transaction documentation for approval by senior leadership in accordance with CareFirst policy and may at times require approval by the Board of Directors/Finance Committee.
+ Collaborates with Legal on the review and approval of lease documents.
+ Obtains Legal and Risk approvals prior to lease execution.
_Strategic Partner / Broker / Landlord Relationships:_
+ Identifies third-party brokers / strategic real advisors to provide real estate services in specific markets.
+ Builds strong relationships with third-party brokers / strategic real estate advisors.
+ Procure and manage outside brokers to assist with real estate projects.
+ Manages relationships with commercial real estate brokers.
+ Evaluates potential landlords to determine that their qualifications are suitable to sustain long-term and productive relationships.
+ Maintains and fosters strong relationships with landlords, building management, and property managers.
+ Supports landlord and tenant dispute resolution.
QUALIFICATIONS:
**Education Level:** Bachelor's Degree OR in lieu of a bachelor's degree, an additional 4 years of relevant work experience is required in addition to the required work experience.
**Experience:** 8 years of experience negotiating commercial real estate lease transactions and real estate/facilities vendor contracts management.
Preferred Qualifications:
+ Master's degree or higher in Real Estate, Business, Finance, Economics, Engineering, or related Fields.
+ Additional 2 years experience in real estate lease negotiations, lease administration and real estate/facilities vendor contracts management experience.
Knowledge, Skills and Abilities (KSAs)
+ Ability to learn new software and vendor management tools.
+ Ability to quickly and consistently establish rapport to collaborate effectively with stakeholders, team members, and service providers.
+ Excellent organizational skills and attention to detail.
+ Knowledge of negotiating contracts and work orders.
+ Strong financial acumen.
+ Strong negotiation skills.
+ Strong writing skills.
+ Must be able to meet established deadlines and handle multiple customer service demands from internal and external customers, within set expectations for service excellence. Must be able to effectively communicate and provide positive customer service to every internal and external customer, including customers who may be demanding or otherwise challenging.
**Salary Range:** $76,248 - $151,437

This compensation range is specific and considers factors such as (but not limited to) the scope and responsibilites of the position, the candidate's work experience, education/training, internal peer equity, and market and business consideration. It is not typical for an individual to be hired at the top of the range, as compensation decisions depend on each case's facts and circumstances, including but not limited to experience, internal equity, and location.
