    Position Details:

    + **Location:** Maine OpCo, 47 Market St, Gardiner, ME 04345

    + **Compensation:** $75,000 – 80,000 per year with a 20% annual bonus potential!

    + **Work Schedule:** Monday-Friday Day shift, with some after-hours on calls as needed.

    + **Travel:** 5% help with a project at a depot or meet with a vendor.

    Position Summary:

    The Maintenance Manager position reports to the Operations Manager and is a mechanically inclined maintenance professional that has experience in Ammonia systems, Conveyor systems, Warehouse Management control systems, and Preventative maintenance schedules. A successful candidate will have the ability to negotiate and manage vendor relationships along with strong leadership skills, educator, decision maker, and problem solving.

    Job Responsibilities:

    + Build relationship with third party vendors.

    + Ability to solve maintenance problems and deal with a variety of variables in situations where minimal standardization exists.

    + Ability to perform assigned job duties under constant time pressures.

    + Record data from main electrical panels.

    + Inspect various equipment and building areas, including, but not limited to, air compressors, roof and roof-mounted equipment and sprinkler systems, record data from inspections, generator, and refrigeration systems.

    + Work with third party vendors on testing sprinkler system’s water flow, tamper switches and sprinkler system alarms.

    + Assess fire pump and alarm.

    + Inspect all equipment and repair/ replace as necessary to avoid down time.

    + Managing relationships with interdepartmental individuals.

    + Strong analytical and critical thinking skills, with the ability to identify and address maintenance and operational issues quickly and efficiently.

    Required Qualifications:

    • 5+ years of experience in building operations, facilities management, or a related field

    • 5+ years’ knowledge of building systems, including HVAC, electrical, plumbing, refrigeration, and security systems

    • Availability to work flexible hours, including evenings and weekends, as needed
