    Job Title: Pre-Construction ManagerJob Description

     

    We are seeking a skilled Pre-Construction Manager who is adept in estimation and internal team management. This role requires leading estimator meetings and managing expectations and accountability for tasks and deliverables. The ideal candidate will have approximately ten years of estimating experience, strong relationships with trade partners, and the ability to perform take-offs of varying sizes. Proficiency in historical cost data knowledge and database management is essential, along with understanding the importance of consistent presentation in person or electronically. Experience in multi-family housing, corporate office workplace, building repurposing, historical, healthcare/wellness, private education, and hospitality projects, with sizes up to $60M in value, is advantageous.

    Responsibilities

    + Estimate project costs and assist with internal team management.

    + Lead estimator meetings and manage expectations of estimates.

    + Hold accountability for tasks and deliverables within preconstruction processes.

    + Perform a range of take-offs for projects of all sizes.

    + Maintain and update historical cost data and databases.

    + Ensure consistency in presentation for estimates and scope narratives.

    + Build and maintain strong trade partner relationships.

    Essential Skills

    + Minimum 10 years of direct construction experience.

    + Ability to budget projects with minimal vendor involvement.

    + Strong understanding of historical cost data.

    + Proficiency in MS Office software: Word, Excel, Project.

    + Efficiency in consistency of presentation of estimates and narratives.

    Additional Skills & Qualifications

    + A 4-year degree or industry equivalency in architecture, engineering, or construction is desired.

    + Strong communication and documentation skills.

    + Demonstrated ability to solve complex problems.

    + Capability to initiate and coordinate activities independently.

    + Team-oriented and flexible in assuming new responsibilities.

    + Experience in multi-family housing, corporate office workplace, building repurposing, historical, healthcare/wellness, private education, and hospitality projects.

    Pay and Benefits

    The pay range for this position is $140000.00 - $160000.00/yr.
