Leasing Specialist- Lease Up Project!
Cold Springs Lane, Baltimore, MD
As a Leasing Specializing at Conifer, you will:
Be responsible for assisting in all operations of the leasing office and will work with Conifer’s Compliance team members, to ensure our properties are compliant with Tax Credit, (LIHTC) housing program regulations.Monday- Friday, 8:00 am – 4:30pm; may require evenings and or Saturdays.

You will report directly to the Community Manager for our community, Cold Spring Lane, Baltimore, MD. You will work to minimize vacancies, quickly lease apartments, promote good working resident and public relations, assure program compliance, and perform office tasks as required. You will qualify new tenants, provide tours of the community, and handle all details of move-ins. Daily activities will include working collaboratively with your community team as well as key partners in Maintenance, Compliance, Property Management, and outside housing authority representatives to ensure all required aspects of apartment turnovers, leasing, compliance and assisting in operating a stable, fiscal operation are covered and meeting all requirements.
RESPONSIBILITIES
• Meet all deadlines in a timely manner as required under the various compliance regulations.
• Complete compliance reports as requested and required.
• Support Compliance and Leasing team members as needed.
• Willingness to learn and train on other housing compliance programs needed.
• Work collaboratively and effectively with regulatory housing compliance representatives.
EXPERIENCE
? Minimum 1 to 3 years prior Affordable Housing experience preferred.
? Prior experience with Low-Income Tax Credit, HUD Section 8 & other HUD programs.
? Knowledge of affordable housing industry compliance software program(s) required for processing state, federal applications.
? Demonstrated time management and multi-tasking skills to meet required deadlines.
? Excellent customer service skills to assist internal and external customers.
? Strong MS Office skills (Word, Excel, Outlook); accurate data entry and proofreading skills.
? Prior Yardi Voyager experience with affordable housing modules preferred; OR other housing compliance software skills with willingness to quickly learn Yardi.
? Basic Accounting skills with understanding of receivables, payables, and ability to assess incomes in relation to compliance regulations.
EDUCATION/CERTIFICATIONS/TRAINING
? Minimum High School/GED equivalent required.
? COS (Certified Occupancy Specialist) OR AHM (Assisted Housing Manager)
? Star (Rural Development 515)
? HCCP (Housing Credit Certified Professional)
? SHCM (Specialist in Housing Credit Management)
? Fair Housing

• Ability to communicate effectively, both oral and written with external and internal customers at all levels.
• Ability to work independently along with supporting the Compliance team.
• Self-starter, flexible, adaptable to changing priorities/projects as needed or assigned.

The hourly range for this position is $17.00-$21.00 per hour. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range also does not include additional forms of compensation such as bonuses.
